Estate agents mislead us

  • This is the world of house buying.
    You need to just get on with it and get it all through as quickly as possible. You can obviously threaten to pull out but what if seller calls your bluff? Are you willing to pull out and start all over again? Perhaps end up in a big chain? Are you willing to start the process all over again?
    The comment about wasting more money on rent, well that's just life and at least you have somewhere to live.
    You sound very bitter about the fact the seller is mortgage free. Are you bitter that he's not spending more money than he has to? You think he should be forking out money on somewhere to live so the house can be sold to you ASAP? That's his choice if he wishes to do that or not. Depends how desperately he wants the sale to go through.

You think he should be forking out money on somewhere to live so the house can be sold to you ASAP? That's his choice if he wishes to do that or not.     The reason why I bring this up is based on the conversations we had with him at the very beginning, he wanted his house sale to go thru ASAP and has been chasing us to exchange.

    And so there is nothing stopping him from completing the sale if he was willing to make alternative living arrangements. But all of a sudden he's not in a rush to go anywhere!

    Well at the minute he's not paying any rent, can you blame him?

    It's his choice, if he doesn't then he risks losing you as a buyer.
    It sounds like ultimately it will be up to you, you could try the threat of pulling out if he's not prepared to go into rental / live with family or friends for a whil. But how much do you want the house? Are you prepared to pull out and start all over again?

    I dont know the in-and-outs of the situation, but from my point of view we've been rushed to the point of exchange for no apparent reason, plus if this goes on beyond Xmas then our mortgage offer expires and Bank of England are mentioning rate rises, so we may end up having to pull out anyway due to affordability! I don't think he appreciates that we are FTB and should be bending over backwards to complete like we are!

    There's only one party desperate to complete, he may as well raise the price by a few % now, as it's obvious you have no intention of pulling out

    You don't know the ins and outs of sellers personal circumstances.
    Stop blaming everyone and try to get everything sorted as quickly as possible and try to keep it as amicable as possible.
    He doesn't have to bend over backwards because you're first time buyers, it's a property transaction. It's all about money whoever he's selling to.
    Follow your solicitors advise and see what feedback you get. You're on an Internet forum assuming seller won't look at alternatives so he can sell to you ASAP. Do you know for definite he won't? Has he been asked and refused? You might just be surprised if you ask the question!

    Well actually, no, as the new build at the top is also threatening to put their property back on the market, so pressure from both ends!

    PurpleBricks couldnt care less about anyone in the chain as they get paid regardless of what happens. I do feel they could be doing more to update us, as my solicitor & I were completely in the dark until today, when I made a phonecall to PB to find out !!!!!! is going on?!! The fact that PB was chasing us a few days ago is a joke - we're not the ones holding it up!

    i know this has effectively become a threat to vent my frustrations and no action by myself will probably help now, so I suppose I've just got to sit tight & hope!

  • No, you pay their fee upfront, its not based on whether a sale occurs or not.
