LOL, sounds like a desperate EA. in the current market, noone would offer more than £140k as an initial offer for a £150k priced house.
And you're basing your above comment on what?My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say

the house we are looking at is 185k, it was previously up or 190k. we know that the people have somewhere in mind to go and i have a feeling that it has been up a while as the pictures on the brochure show blossom on the big trees at the front as if it was spring itme. the house is lovely and honestly we could afford the asking price but as first time buyers we are in a good position and we want to get it as cheap as possible, i'm sure noone would want to spend more money than they had to. what offer would people start with? we were considering going in at 170 and seeing what happens from there.0

Yes I would start at £170k too and explain the good position you're in and the fact that the market is flat lining/falling. Hopefully you can achieve £175k

what is it with buyers, you cant go 15k below and expect to get what you want based on your situation - as a seller, if people made that sort of offer - i refuse to deal with them. its like test driving a Ferrari and offering the price of a Lotus0 -

Desperate EA? LOL you make me chuckle. I am not desperate? How is selling a house close to the asking price desperate?? IM lost. Anyway, I have sold 5 houses this week for asking prices. Doesnt sound desperate to me. Like i said its all based on area and as such global statements about 10% off this and 15% off that is just not sensible.0 -

Who says you can't? I don't see any rule book when it comes to negotiations. Are you telling me that every house on the market is worth near to the asking price? ...... I very much doubt it.0
