First rental need advice

  • aneary thank you for your answer, so does that mean a financial crime like Fraud wouldn't show up? Like a CIFA Marker as public record?

    CIFAS is not visible to Landlords or Agents, it is not a public record.

    "Most landlords run a credit check to see if you've had problems paying bills in the past.

    The landlord will need your written permission to do this.

    Be honest about a bad credit rating before you pay any fees. If you fail a credit check you risk losing any fees you may have paid.

    If you have a poor credit history you could be asked to provide a larger deposit, pay more rent in advance or find a guarantor."

    Once they have your written permission they see everything. And if you dont give them it. They will refuse you.

    So yes fraud and CIFA will most definately be found out.

    They may ask for employee and previous LL references.

    A full credit check carry only be carried out by a potential lender.

    As the LL is not lending you any money/goods (cars etc) they can only see your public records.

    Which covers CCJs, IVAs and Bankruptcy.

    The references from previous LLs covers whether you pay ontime and the employee reference is to see if you earn enough to cover the rent,.

    In practice they can find out very little. That is why there exists rent insurance, etc or the L accepts the risk themselves.
