First rental need advice

Hello there I'd like to ask advice on renting a property for the first time,

I have a minor conviction of Fraud by false representation, which is over a year now dealt in court and paying a fine but I had 12 month suspended sentence, which would lead to me being refused as a tenant because I wouldn't pass credit check when that would come up. I am employed part time and we have a small child.
My boyfriend is employed full time, he doesn't have a criminal record, and he has a good credit rating.
We have been researching this as we need to move out of his parents house very soon,
The fact I have this conviction means we'd always be refused as joint tenants,
So we decided to look into sole tenancy where I'd be a permitted occupier, if this is even possible, so my questions are, if anyone could help:

1) if both mine and my partners wages are payed into his bank account (and I'd have no bank account anymore), could he use it to sign a sole tenancy agreement and pay rent with both our wages? his father would be his guarantor.

2) if not, could partners father rent a place for us, and we be signed as permitted occupiers?

If both wouldn't work, does anyone know what we could do in this situation ?

    Landlords/ Agents cannot do criminal record checks and I don't think there is anything in the public credit record which would be visible to them either. Have you tried?

    Convictions will not show up on a credit check completed by a landlord
  • I haven't tried going into an agency yet,
    I have asked for a credit check on myself to see what is on there because me and my partner were scared to lose any fees in case it would show up ans I'd be refused.
    By your experience, when you go into a estate agent do they ask you about convictions on a form or something?

    I've never been asked but I don't have any convictions to worry about.

    The credit check is a check on your credit not your convictions as long as you don't have any ccjs etc they can't see any defaults, late payments etc.
  • Does your credit history have a CIFAS marker on? Thats the only thing that could potentially come up I guess. I'm not an expert on them.

    BF can rent on his own and you can move in (don't need permission)


    Convictions are never asked about, and i'm pretty sure it would be illegal for them to do so anyway - though I need to check when your conviction becomes spent.

    In addition to the above, unless married (and even then) DO NOT give up your own bank account and have your wages paid in to there, even if you really really trust your partner. You just never know what may happen to leave you unable to access the money.

    I have encountered that online ppl talking about Cifa marker and I didn't know about that until now, that's what I was scared would appear on credit checks, I am waiting ATM for a credit check on myself and I will see then if it appears on there thank you
  • Sadly bfs wages wouldn't be sufficient to pay rent by himself

    Any credit check you do will show everything. The credit check a LL does will only show public records.
