    You have said you have been a cowboy builder victim a few years ago. It follows that you will be on the ball to prevent this happening a second time around. Due diligence and such like means you will have researched consumer procedures and looked at Forums such as this one. This is #12 yet nobody knows what you have done.

    There should be detailed drawings of the kitchen, windows and other items produced by qualified folks. Buildings Regulations are applicable to your windows and your kitchen - ventilation, electrical work for example. There should be a Specification. There should be a Contract. You should have an agreed stage payment regime. With your personal standards of workmanship requirements there should be an inspection regime- this could be a Clerk Of Works.

    Changing the scope of the work after you had engaged with the builder was a questionable move, as was putting the builder outside any comfort zone with work. However these are lesser issues.

    Had you followed these fundamental, every day steps you would not be in the situation you currently are in. This is bizarre considering you have been through stress and loss before

    Remember a golden rule. For a cowboy builder to succeed there has to be a cowboy client. I have suggested you look at your role in all this. Two scenarios come to mind. First you have engaged a con artist construction outfit. Second you have totally peed off a mediocre construction company and they have given in with you. In both scenarios you have to ask yourself some questions.

    You have mentioned FMB and Trustmark. For redress you should look in these directions. But if you had no Contract then you may struggle.
