    Good advice.

    Around here you have to register with the letting agents just to view properties, it doesn't give you any preferential treatment, its up to you to do all the searching etc, they won't give you any special treatment.

    It should do if you keep in contact but the onus will be on you to keep pushing them.

    Many properties never even make it to the websites. They're snapped up beforehand by people who push.

    Agents know what's coming up on their books and you want to make yourself the person they think of first.


    One of the best deals on a rental house I ever had was a call that came through to the agent in his car while I was viewing other properties, and he suggested may be suitable, it is good to be in the loop with local agents and actively viewing properties if you want the good deals.

    With regards to the gas safety certificate when the letting agents took over the control of managing the properties the first thing they did was get a gas engineer out to check the fire and issue a certificate so I know that is all up to date I can't fault the letting agents at all they have done repairs immediately when required etc
    To be honest I didn't think to ask for a 12 month AST because I didn't see them getting divorced anytime soon it's something I couldn't predict.
    I have NEVER said I am a victim I'm literally a concerned mum trying to keep it together and seek advice when I have needed it!
    I have also never said that my home or them finding an investor is owed to me! I am literally trying to find out FACTS! Nothing more!
    I won't blackmail or bribe the LL for a money incentive because money won't get me a house that isn't on the market for rent etc it will just be sat in my bank or wherever and I will still be facing the same situation so it's pointless.
    I'm confused now, this has all been explained a few times now. So what advice are you after?
