Estate agent's selling fees in Scotland

My sister has been looking for a house near my gran in rural Scotland and has found one that isn't yet on the maket but will be in the new year. The owners are happy to talk to her about a direct sale and have had a rough valuation of £150k (she knows she needs to get the home report figure too).

She doesn't want to diddle anyone but would like to talk to the owners about splitting the difference in what they would have paid for estate agent fees to see if there is a chance of knocking a little bit off the price.

Thing is, neither of us have any clue what Scottish estate agents charge for selling a house (we know it's a different system up there) and no one seems to want to tell us unless we tell them what house we are selling (understandable). We don't really know anyone in the area we can ask.

I imagine there are a variety of fees, as there are in most things, but if anyone can give me a ball park range of what an estate agent might charge to sell a house like this so we can see if the current owners are open to negotiation, that would be great.

    Say 1% plus VAT commission, plus any advertising etc costs. Home report isn't strictly needed if the property hasn't been marketed, so if they're saving on that then £600 + VAT or so. So maybe £2500 in all.

    Based on current experience, a traditional estate agent in Scotland wants a commission of 0.75% of the sale price, plus conveyancing fee to my solicitor of approximately £500, plus VAT of 20% on both of these costs.

    This excludes any advertising required and cost of the home report.

    Lack of an estate agent isn't going to affect either party's solicitor fees.
