I think you've done the right thing, it was sensible to negotiate to £1800, them coming back to you for £3000 was unreasonable and them demanding a fixed date was completely unreasonable.

If you have a copy of the report (or at least the summary) you can reduce future messing by showing it to potential buyers before they confirm their offer and making it clear that you will not expect to renegotiate based on their report unless it (legitimately) shows someing significant and new.

.....There's not a lot wrong with your house - any survey on a Victorian house I can almost guarantee would bring back the same survey results

Old houses are old! They need looking after. You can't have a maintenance free house!!

Mine did, almost to the letter, plus a load of other stuff!

FWIW I was a pretty twitchy first-time buyer but when my survey came back with quite a lot of non-major stuff on it, I didn't ask for any more money off because when my original offer was accepted the seller said that it was on the basis that it's an old house, survey will come back as needing damp-proof course in some places, and we won't take any more off for that.... Just to confirm what someone else said about setting expectations from the start being a good idea!

Sorry you've had so much hassle Miniloopie, and hope it all goes smoothly henceforward.

As a FTB I wouldn't DREAM of putting so much pressure on a family such as yours, why are they so desperate to move into yours?

Well, they may be comming to the end of an AST and be forced to take a new AST instead of a periodic tenancy. In such a situation, I'd want to agree the completion date to suit myself and not the vendor.

Well they've gone ans shot themselves in the foot well and truly now then, they'll be signing for another 6 months unless they can find a vacant property and put skates on their conveyencer!

LOL, is there really a place in the world called Splott? he he he, wish I lived there! (Best address I've ever had was fishponds in Bristol, not for the place, but the name)! Also wish I could buy a 3 bed for £165! Grrr to living in Dorset.

Good luck OP, the buyers have lost out as they paid for a survey, their loss completely!

See, who wouldnt want to live in Splott!?
I actually really like where we live now... but we want to be closer to all our friends and get a bit more space now we've got two toddlers roaming about the place!

I'm pleased to confirm that we are officially back on the market with everything crossed that we get some good luck this time. I know it can work out, I've moved house before... but it's hard to believe anyone can ever move when it all goes a bit wrong
Will post a link when its back on the website!

I'm not entirely sure our buyers thought we would just pull the plug, but I'm really relieved that its all over with them now, after the stress of the past few weeks... now all we need to do is get some good buyers asap so we dont lose the house we love (and that we had an offer accepted on)!
  • Eesh, good luck though!

I was a FTB and I would never have done anything like that to the vendors I was buying from. My misses has a 4yr old, the vendors had a 4yr old to. You can't demand moving dates when kids are involved, it's not fair to move them around to much.

You've done the right thing, tbh, sound more like they were just mucking you around. For minor little things like that, I would have bit your hand off for £1800! £3k, well, that's just greedy.
