Should I tell my buyers to get lost and start again?!

    I've been looking around the local market and things do still seem to be selling - I spoke to our EA too who recommended going back on the market at 165000 which is what these buyers offered us so that's fine. There are others on the market at around £5k more that aren't in as good a condition as ours... so I'd be happy to go back on at that.

    One issue for us is that they are asking for £3000 for (apparantly) nothing - several people have seen the survey and it lists nothing as urgent work, and a few issues as maintenance that should be done soon after moving in (repointing chimney, replacing some external woodwork etc) but nothing too expensive... so what is the £3000 for?
    They have also agreed then changed their minds on several issues so I feel they are likely to do it again!

    The biggest sticking point though has to be this fixed moving date - they want us to break the chain and move into rented - Ive thought about it - but with two toddlers in tow it makes it more tricky and wont we get stuck in a 6 month rental agreement? Moving house once is difficult enough!

    As a FTB I wouldn't DREAM of putting so much pressure on a family such as yours, why are they so desperate to move into yours? If they had a date by which they needed completion they should have stated this date at teh beginning.

    Re: the 3K they want in reduction, perhaps now's the time to call it a day with them and look for another buyer, ... honestly there's 'game playing' and theere's being downright selfish and it's starting to look as though your buyers are in the latter category. .. My vote is for you to dump your buyers, you attempted to meet them halfway, you negotiated, they didn't, their loss! (and quick don't let the surveyor on your intended house do the survey else you'll be out of pocket)!!

    Thanks Fimonkey... I was beginning to think we were the ones being unreasonable!?
    I have told the EA to go back to our buyers and tell them it's the deal we agreed only 2 days ago (£1800) or nothing at all and we will re-market the house again. There will be no fixed moving date and we need to know today.

    To be honest it would be a bit of a relief not to have to deal with them anymore - the EA said the same! :o

    We've stopped the survey on the new place until we find out what's happening.... thinking positively maybe it's fate and all will fall into place now...
  • Well that's it... the buyers won't go ahead unless we give them £3000 and break the chain, moving into rented accomodation...
    So its back on the market for us - no doubt Ill be posting my rightmove details for everyone to see so we can get the best price for our place!!

    I think you've done the right thing. It's the moving date above all else -do they think they will get into another house quicker or were they really just wasting your time :confused:

    I'm sorry it's fallen through. Good idea to go back on at what you accepted and fingers crossed you'll be back in a position to move. It is hard out there but it means that quality with a reasonable price tag will sell first. There's not a lot wrong with your house - any survey on a Victorian house I can almost guarantee would bring back the same survey results :confused:

    Old houses are old! They need looking after. You can't have a maintenance free house!!

    So sorry this happened - sometimes it's the people speaking on behalf of the buyers that paint a worse picture than the buyers themselves. I had direct contact with my buyers (no EA) and it was so much nicer to actually talk through issues rather than just being passed messages.

    As FTBs, they might not have understood the process fully, and certainly don't seem to appreciate that the chain's moving date takes priority over their (rental? parents?) moving date.

    Go on then - give us a link! I know someone who's looking for BTL in the Cardiff area :-)

    I agree that its much nicer to speak direct, and I had seen and spoken to them before... but I thought it best to negotiate through the EA - after all, we are paying for their services!
    Apparantly another house they were buying fell through before ours - wonder if it was a similar situation again - I doubt they will move quicker on another place unless it's empty, and even then I doubt it!

    As soon as I have the house back on the market and a new link then Ill post it! For now I can tell you it's a 3 bed terrace in Splott with a driveway (like gold dust!), a through lounge/dining room and a large kitchen - GCH, low maintenance garden with an outside workshop (has power!)... will be back on the market next week at 165000 I think :T

    LOL, is there really a place in the world called Splott? he he he, wish I lived there! (Best address I've ever had was fishponds in Bristol, not for the place, but the name)! Also wish I could buy a 3 bed for £165! Grrr to living in Dorset.

    Good luck OP, the buyers have lost out as they paid for a survey, their loss completely!
