    Thanks again for all your comments - it's all very helpful. I think I'm going to email the EA with the points you've made and suggest some alternative copy for them. I'll ask them to indulge me on the grounds that they don't have much else better to do at the moment - plus, I'm currently laid up with a broken leg so I've got time on my hands to be a royal pain in the backside if they don't play ball!

    People will give you advice about a fresh paint jobs and decluttering. Forget all that TV rubbish. Buyers today are better informed about property values than ever before. What matters for you is that you get the home you want within budget.

    You will find a buyer for your house, if the price is right. That might mean a fat discount but because you are trading up, you can play the swings against the roundabouts.

    My advice would be to market the house for a healthy discount. If you get it right, you may find a buyer quite quickly. You are then in a position to negotiate a healthy discount on your next place (there is a good chance that one of the sellers is more desperate to sell than you).

    You're house is only worth what someone is prepared to pay for it.

    If you need to sell, then drop the price. Currently the value you think it is worth is different to what everyone else thinks it is worth. Drop the price by 10k a fortnight, until the 2 prices are the same, and then someone will buy it.

    Remember that until the cash is in your bank account, your house is worth precisely £0.
    Bankruptcy isn't the worst that can happen to you. The worst that can happen is your forced to live the rest of your life in abject poverty trying to repay the debts.

    I happened to click on the brochure to see what was in it and thought that your EA has been terribly lazy by not putting the photos from the brochure on to RM.

    When looking for a property, most of us "skim" RM to weed out the "no chances" from the "possibly". You need to present the property at it's best on RM to get on as many "possibly" lists as you can. With no other photos, it simply doesn't grab the attention and you can bet there will be plenty of others which are teasingly presented to grab more potential viewings.

    Having grabbed their attention, the brochure then needs to offer more information - not simply a repeat of what's on RM, otherwise what's the point of the brochure? :confused:

    Even then, having clicked on "Full Brochure" I then have to click again on Full Details to get what I'm after :mad: But when I do, it looks beautiful :D

    The link on RM to "Full Brochure" should be a link straight to the PDF - with the photos from the brochure placed directly on RM.

    One tiny comment - and it really isn't a big thing - but I would be inclined to paint the bathroom which is appearing to be a little dark and might be making it look smaller than it is. Don't rush to do this, as it really is a small point, but it could make all the difference to one or two picky buyers.

  • Drop the price. There are very few buyers about and you have to stand out. You need to have the best house in the area.......or the cheapest to have any chance of selling.

    How does your price compare to the competition? If there are 20 similar houses in the area at similar prices then you have little chance of attracting the buyer. A 6 or 7k lower price than the others will guarantee viewers.

    As for your estate agents advice...I'd take it with a pinch of salt. The ones in our area are still putting properties on at last years prices and none are moving. Having had a personal interest over the past few months I would say I know our local market far better than the EAs who are basically lazy and don't take into account the downturn.
