    yes, of course, all fees will have to be paid, but at least you know you have a deal, and no more gazumping.

    It is not in the interests of PB to do that, only the seller so I still dont see how it helps. If the OP really wants this house then they need to put in a price the seller is willing to except, and £5k is not the sort of difference that would put most people off unless they had already stretched their budget to the limit or were not that keen in the first place.

    I messaged purplebricks three times via rightmove yesterday to view a house and no reply. Are they normally this slow?

    I got an immediate automated email back with a link to the online portal, to book the viewing - is it in your spam? Alternatively, try going direct to the Purple Bricks site to access the property portal.

    I think a lot of sellers employ EAs specifically in order to avoid that scenario.

    A good EA will be a professional negotiator.

    So, for example, when seller and buyer are £10k apart from each other in their expectations, a good EA will try to negotiate a solution.

    For a lot of people 'face to face' negotiation can become very confrontational, especially when it's about somebody's 'pride and joy' (i.e. the home they have loved and cared for, for x years etc etc).

    When a prospective buy says "I'm only offering £x (or I'm not going to make an offer), because that new wallpaper they've put up in the lounge is disgusting", an EA can have a dispassionate discussion with the buyer about the real cost of replacing the seller's 'carefully selected' taste in decor.

    Just to add most sellers hate it when someone wants to talk money with them. That's what they employ an EA for. It makes me very awkward (and a little intimidated) as you feel you need to answer or have a conversation about it when actually you want to talk it through with someone or have a good think about it.

    You do know that purplebricks are an online agency?


    The difference to their commission is usually minimal. A hundred quid or so for every say £10k. It's more likely to be a deluded vendor. They work for the seller, not the buyer so why would they negotiate down? Actually, I tried to buy for under an offers over asking price and know as fact that they EAs were on my side and said they were doing everything in their power to get the vendor to accept. It had been up for months.

    (It's not often I'll defend EAs lol!)

    It sounds like you may be talking to the wrong EAs. I wouldn't instruct an EA who only did that.

    So it seems you've answered your own question. A seller employs an EA to achieve the best price for them.

    Ideally, the extra they achieve (compared to what a seller could get by themself) is greater than the fee you pay them.

    That's why it's really important to 'interview' and vet an EA before instructing them - to make sure that you get a good one. (Unfortunately, there are a lot of bad ones.)

    Looking at a second/third hand house is no different, you offer seller what you think house is worth, if he accepts, deal done.

    I think we all understand, but if that car seller was paying an agency to sell the car for him, you'd not track down the seller to put the offer direct to him. Anyway - that doesn't happen with cars so it's a bit of a rubbish comparison, I'm just trying to explain it if that were the case.


    If people could advertise their own homes on RM, etc, yes, they probably would cut out the middle man.
