Well done on making the decision about the new build.

We were buying and had sold when brexit was announced and everything came off the market overnight. And everything that stayed on went up £30k. Absolute nightmare trying to find somewhere so I think you've done well to be pragmatic about it. Working out where you would be willing to compromise. We cast a much bigger net as we weren't willing to compromise on schools and couldn't borrow more.

    Good luck xxx

  • Wish, when you say 'before it would count', do you mean show up as a mark on the credit file?

No, one of the conditions of the mortgage was a joint bank account and another condition was that that bank account had to be at least 30 days old.

  • Aha, thanks Wish, that's really good to know. I think I'll set up a NS&I joint account asap and then the equity can be put in there :)

Hi Enthusiastic, yup we're still actively looking but are realistic that we probably won't find anywhere before we need to exchange and complete. We don't want to feel rushed and we don't want to delay / lose our buyers either.

If we rent for a year and delay buying, we will 'loose' a mortgageable year so to speak due to DF's retirement age, so actually, it will become more expensive on a monthly basis for us. We could throw more at the deposit and cancel that out I suppose - I need to work through the maths in my head.

I hope the market is okay for your sisters house selling - I chatted with my EA the other day about Brexit and she seemed reasonably upbeat. I know it's her job to paint a positive picture, but she said people still needed to sell / buy due to job relocations, divorce etc. I'd never have imagined being able to sell our house within 1 working day, two weeks before Brexit. It depends on localised markets too- ours seems fairly robust. Little come on and what does sells fairly fast. Fingers crossed for her it works as smoothly as possible so ease the divorce.

I always think it is better and cheaper to tie up sale and purchase if possible, saves furniture storage costs and two lots of moving costs but in an uncertain market which I think it is at the moment I would not delay a sale if you do not find anything soon. As you say it is very localised as to how quickly houses sell. My sister is in the Greater London area in a very desirable part so think it will sell quickly. It looks great on rightmove but she is in same situation as you in that she has not found anywhere to move to. Not sure if she will agree to rent but then her house sale is due to a divorce so she is in no rush.

  • Hope the valuation survey on your place comes back OK
There are some very strange things coming back on values up here in the North West
  • A successful NSD yesterday and plans are afoot for a NSD today. We might need some milk but I'm hoping DF will sort that.

I'm in the office all week so I've tried to plan brekkies / lunches well. I've brought in stuff for today.

    Thanks - fingers crossed! :)

The market round here seems to be good - the turnover of well priced and well maintained properties is fast. There is limited supply and there's been no new housebuilding in our town for years. Very localised!
  • A low spend day in the end. Needed to pick up potatoes, milk and DF's beer on the way home from work. Went to @ldi. DF cooked the beef for dinner - he was working at home. There's plenty left for tomorrow and we may need to freeze some too. We still have left over ham. Will do for sandwiches.

Tomorrow's lunch already made and in the fridge. In the office again.

  • A successful NSD. And, some good news - my final set of expenses (around £88) will be paid over the next few days and my shares have finally be sold by my s/s isa provider so I should receive a rebate in the next couple of days too! Just in time for my car service :)

Other than that, no other MSE related news to report. Just bumbling on. Middle of the month nothingness. Need to keep an eye on food spends but we have a well stocked fridge and freezer so I should be okay for now.

  • What's new? Had my car serviced and sorted and the total came to £222, which is a bit more than I had budgeted for, so the difference comes from savings. However, I got all I needed sorted done.

I've had a statement issued for my Barcl4ycard and paid the statement balance of £22 (taken from savings). This should mean that the monthly direct debit doesn't go out on the 4th and I can clear it on the 29th with one straightforward payment!

Some small spends over the past few days - milk, bread etc. I bought lunch on Thursday whilst in the office - I'd run out of bread on Wednesday so couldn't make sandwiches. Oh, and I bought some new night moisturiser too. My skin is looking a bit crap at the moment and I think its because I've been using a light moisturiser (designed for oily skin) for day and night. I need something richer for overnight, so I've bought something designed for parched oily skin. Hoping it works!!

Today isn't technically a NSD as I paid my CC minimum. But there are no other spends planned. DF went to the butcher and got various cuts of pig. We now have too much pork in the house :) especially since I got a free pack of loins from Oc4do earlier in the week. Oink.

The weather is terrible. I've no plans other than getting the house back to some state of habitation and finding a home for all the crap we put in the car whilst we had viewers :)

Still waiting for the sellers pack to arrive from our Solicitors, whom we have now instructed. Once that arrives, I will need to sit down and go through it all. House is officially Sold STC on Leftmove. Sales board still up. Not sure whether the EA will put a Sold board up straightaway or whether they wait until contracts are exchanged.
