Buyer/ vendor completion stand off

So, after getting our vendor to agree to 'break the chain' and complete without her onward purchase, she has agreed to a completion date on Y. Our buyers want a complete date of X, 4 DAYS EARLIER. This is because they need to vacate their accommodation on date X (not their fault). trying to exchange but this is obviously a real sticking point.


We are happy with which ever.


Options:


1 - ask buyers to find alternative storage/ accom for 4 days - they are a young couple, FTBs, no pets, kids or disabilities.


2 - we find accommodation for 4 days and complete on separate days with each - we have lots of stuff, 2 cats (who aren't vaccinated so can't go in a cattery) and a baby, no friends or family near by who can have us (or within a vaguely reasonable commute) or the cats. So the vendors would need to agree to look after the cats! So we cold go in to a hotel and we'd have to pay for storage for our stuff. The cats are the big issue with this plan.


3 - we really push our seller to move earlier - she has 2 kids, 2 pets. Has completely refused to move before Y, only has accommodation from Y.


To try and get buyers to agree to 1 we have offered a sum of cash toward storage and/or hotel.


So far, no movement from either party.


Anyone any suggestions


We are already storing sellers possessions in our new house until she completes (rider in contract).


Really at an impasse here.

    Do you have a neighbour/family/friend who can have cats for 4 days?


    Put your things in storage for 4 days and stay in hotel.

    As above, let a family member look after the cats, put your stuff in storage, then book a hotel for 4 nights.

    Or get the cats vaccinated?

    Or find some sort of pet sitter that would have the cats?

    You can sort the problem if you want to (option 2). Sounds like you don't though....

    No one to have the cats (either own pets, allergies or against tenancy agreements) we have asked.


    All the catteries we have tried require vaccination 6 weeks prior, time we do not have.


    We are happy to store our stuff and go in a hotel, it's the cats that are a problem.

    The default is going to end up being number 1. If the vendor doesn't agree to move forward and you can't move forward unless they do then its going to end up being on the later date with the FTB's having to decide whether to either pull out, (unlikely given its this close and they money they've spent), pay for another months rent to stay where they are or take your cash and have a few nights in a hotel whilst stashing their stuff somewhere.

    Option 2, the vendor has already agreeded to 4 days earlier, so it's your turn.

    Who does (or doesnt) have children isnt a "bargaining chip".

    Expecting the ftb'ers to be the ones to "give" because they havent got children would soon put their backs up and they might dig in their heels at having the "child card" used on them.

    Yep....sounds like best option is you stay in a hotel for 4 days and ask nicely to the FTB'ers if they like cats/are not allergic to cats/etc and would be willing to look after them for 4 days.

    I know the "brakes would jam on" hard if anyone mentioned children in their position. But - I'd be willing to look after cats for 4 days and would think most people like cats at least enough to look after them for just a few days - even if they don't want their own (as long as they don't have any cats of their own that would get their "noses put out of joint" by facing strange cats on "their territory" - and fur might fly). I would think most people would think "Aw - a little furry lodger (or two)" for just that period of time.

    So if the cattery won't take them, why not do a Facebook plea?

    And as for tenancy agreements - it is just four days, not four years!

    Completion on separate days carries a risk that you move out and then cannot complete for whatever reason. The risk is very small but the consequences are dire.

    Personally I would insist on the chain completing on one day (any day). Hence it is a matter for your vendors and buyers to decide between them which day.

    Out of interest, why have they got to vacate? Did they give notice to their LL before exchanging contracts?

    Obviously, until exchange happens, there's still scope for further delay - or the chain might even fall apart - so giving notice isn't sensible.

    (If they've done something daft, like given notice early, perhaps they should suffer the consequential pain.)
