Taylor Wimpey and Miller cost difference

Hi there
We are hoping to buy one of the plots due to be built by Taylor Wimpey in our city but prices won't be released for a few months. We are quite lucky in that Miller have built a development nearby so it gives a guide of price but I'd like to have an idea of who is typically more expensive of the two. We have an appointment to discuss mortgages on Wednesday so I'd be grateful of any thoughts or experiences

House builders will set their prices based on what they think people will pay - based on supply and demand.
So if Taylor Wimpey think they can get people to pay more than Miller did (e.g. because prices have risen, and/or demand is high, and/or there are very few other properties on the market) they will set their prices accordingly.
Or if they think the market is slowing, and/or demand is falling, and/or there's a glut of properties on the market etc, they may feel that they have to set their prices lower than Miller did.
What's your assessment of what is happening to the property market in your area? Is it 'hotting up' or 'cooling down'?0 -
Plot size, south facing garden, size of property and layout, number of bedrooms and bathrooms, location are all important and even the spec level of the property has a bearing on price.
Two builders on the same development can have very different properties and size of plots so comparing can be difficult.

You'll probably find that if both were available now, like for like, they would be in the same ballpark.
New developments compete with each other for price in the same areas but a little digging will show you the differences.
For instance, in the same range (e.g. Within 20k, so 10k up and down), we could have had a 4 bed town house with no garage slightly further from London, a 3 bed semi with a car port and one space nearer to London, or a 3 bed semi wth garage and two spaces similar distance to London and right next to a motorway (but not close enough to hear it ;-))
It's all about what matters most to you. As you can see location and parking/outside storage means a lot to us. We chose the house and developer not purely on price - as again all will offer 'something' in a range - but based on where it is and what it had.
The four bed town house without a garage would be amazing for some people. But we would've needed to make one bedroom a man cave/workshop and it's probably best outside ;-)0 -
I should add as well that any developer will vary across the country. Clearly there's a lot of disgruntled people on trustpilot but if you do your research properly locally you may find different. This is what we did and people are not complaining about the homes in our development, so clearly the local contractors are doing a decent job.0
