don't really want to drop the price much further as will be selling for less than we originally paid for it

That might be (slightly) annoying, but shouldn't really be a reason not to sell it for the market price.

Nice house, except perhaps the wallpaper (particularly pic. #7) isn't to my taste...
  • Decor isn't to my taste, but I doubt that's putting people off. It's well presented and uncluttered (big ugly leather sofa makes the lounge look small though) and garden looks safe and neutral for kids. It looks like an average family home; is it priced for the average family wage for the area? The lack of viewings suggests not.

It's worth checking your council's planning website to see if there is a current application in for the factory office and car park next to you?

Otherwise, a lovely house and well-presented in the photos. Shame about the caps in the description, but it wouldn't put me off if I was house hunting in the area.
  • This is quite petty but I like to see the room measurements in feet and inches as metric doesn't mean anything when I first look. Have to work it out lol. Metric as well is OK.

    Looks a lovely house though.

And yet I prefer metric as that's what I was taught at school. Also kitchen units and similar are metric sizes.

It's a nice house. You've put it on at a good time of the year and had no viewings/interest?

Without knowing the local market, it sounds as though it's overpriced, which sounds ridiculous for a 4 bed detached house but there you go.
  • Yes that's the one!
  • For me, the caps for each word on the description is a fast no because I like reading the description and it just looks messy and I couldn't read it all.

The decor isn't to my taste and I agree with a previous poster about picture 7, the wall looks too busy and is a put off I'm afraid. The big sofa as well does make the room look smaller as its so dark.

The other thing that would put me off isn't the factories (I lived under the Heathrow flight path so noise wouldn't bother me) but more the school factors, the schools nearby aren't all rates that high and as a family home I'd be looking at better schools for the catchment area.

Sorry if that's too much, just want to say honestly what I'd think if I was looking in that area.

Hi, as someone selling in central stockton, I can relate to your frustration. We've had ours on the market since 23rd June and had no interest yet. Ours is much lower priced with it being central stockton, but the agent told us the market is buoyant and theres a lot of interest in these properties and told us to list at 72k or under. we went with 70k and have had one viewing request that cancelled. Suffice to say I've come to conclusion that the agent is just full of it. its been reduced gradually and currently at 64495 as of 2 days ago but we are expecting to have to reduce further. You're probably just going to have to bite the bullet if its been on that long. I will be taking a huge loss as paid £80k

what have your agency suggested? how about an 'offers around asking' or 'offers over *10k less*' status, if you show you're open to offers buyers may fancy a view & you can guage the response then.

The other 3 four beds which are for sale aren't budging either, so makes me think no one is wanting the area. Yes two are cheaper and have both been on with different agents for the 160k mark and haven't sold. The £140k one is similar size to mine but needs new windows and quite a bit of money spending on it and has been on market since 2015. There is also one same as mine same estate but with a garden room extending kitchen on for £185k.

Think we need to consider reducing again or staying put ☹

    Thanks for the feedback ☺
