Persimmon - Extra's in a Hanbury

Hello,
I am thinking about buying a Persimmon New build. I know the houses are basic and the spec on purchase is virtually non existent and therefore there are lots of extras to buy even down to the garden fence.

I am thinking about buying a 3 bed Hanbury house. Has anyone purchased this type of house and how much did you spend on the extras, I would love to get it to show home finish!

    Persimmon has horrible reputation. Search Google and you should be able to find many things about them.
  • Yes I am aware of their reputation. Although I have spoken to 5 people personally who have purchased on the estate I have looked at and there have been only very minor problems. The price listed for the house I am interested in is well priced for the area, same price as a 30 year old house of the same size. Thus the question about realistically how much the extras are as I know with Persimmon most things other than the walls and roof are extra

    Personally I would rather buy the 30 year old house. Houses aren't washing machines. They don't really wear out and even if they do, it's called character.

    Chances are the 30 year old house has had value added to it and snags sorted long ago.

    If everything is an extra I would expect it to be considerably more than equivalent older properties too.

    Having said that, hopefully someone will be along soon to answer your questions. One family we know would only buy new build houses, while we would never buy one. Each to their own.
  • Yes, I am one of those who prefer new build, I have looked around many houses in the local area and I have not seen any I like as much as the new build. I like the layout and finishes. Also I could part ex which means I don;t have to worry about chains etc.

    My advice would be to haggle with the developer and you may be surprised with how much actually is included; we were with another developer. It will also vary between sites. Your Persimmon may include EVERYTHING but one in another region may not.

    If you can try and suss out how well they are selling as this may impact how much you can get. If they're having trouble selling the plots they will want to try and incentivise the sale.

    We aren't buying with persimmon but Taylor Wimpey. Our appliances were included but if they weren't they would charge between £400-600 depending on which item.

    Spotlights in the ceiling would be £88 per spot.

    An extra double plug socket around £52.

    £750 to do floor tiles in the bathroom and downstairs cloakroom.

    £1200 to do Karndean flooring in the living/dining room which is about 23m squared I think. If we wanted karndean throughout the entire house and carpet on the stairs and landing it was going to be around £7500. This is much more than getting a third party to do it.

    Mine will cost about £10,000 to fully kit out. Some things I got them to do, and some I'm doing myself over the next few months.

    I have a Persimmon 3 bed, but not an Hanbury.

    Mine did include turf and the garden fences.

    Hope Persimmon customer services have improved since we were house hunting in the early 90s.

    We saw a house we liked - we even liked the already-fitted kitchen and bathroom, but the colours chosen for en-suite sanitary items (blancemange pink) were a definite no-no.

    If, like the kitchen and bathroom, the en-suite had been plumbed in, then we would have just moved on to another house - but as the fittings and tiles were still in their boxes in the bedroom we asked the salesman if they could be changed to white.

    Well, you would have thought that we'd asked for the moon - he rambled on about how these colours had been selected by experts, then finished off by saying that under no circumstances could they be changed. What we saw was what we would get.

    We obviously didn't buy that house - or any other by Persimmon.

    We are buying Persimmons, we are buying all our flooring from elsewhere, Hubby fitting it all, our appliances are our own form our rented property.
    Persimmons charge a fortune for stuff, so shop around before you decide,
    We got some of the stamp duty, fencing and turf thrown in, its worth asking for stuff to be thrown in,

    As for people saying read google about Persimmons, well every builder have nightmare issues on Google, no-one writes on google about good stuff, its always about the nightmares.

    Another piece of advice would be to see if you can find a residents' group on Facebook etc. They may be well placed to give you advice about the builds, but also what extras are worth plumping for on your particular development and what not :)
