Selling our House

We are planning to make a move and have recently put our house on the market. Would love to have some feedback as well as tips regarding viewings, the chain or on anything useful. Many thanks for your kind help

    Nicely presented.

    Couple of things you can't change - the ceilings look low, and it's opposite a massive car park. The latter would unfortunately rule it out for me.

    Also not a fan of the lounge floor. Looks like quite a large expanse of it so I'd consider a cream rug to soften it so it's less 'school hall'.

    Not a fan of fireplaces on flat walls, especially as it's kind of being ignored rather than used as a focal point (sofa facing the telly with the fireplace to the left of sofa). Looking at the plan, I don't actually think you could fit a second sofa in due to the stairs and cupboard. The telly blocks out half the (generously sized) window.

    Does the door have safety glass in? If I had kids that would be worrying me.

    Kitchen - small but nice layout with the open plan dining space. I would try to cover the chips in the strip-edging stuff. Either re-stick new, or colour it in - even white paint or even tippex would prob make it stand out less.

    The walls are all very bare - no pics or mirrors. I think it's making the walls look even shorter.

    Garden lovely!

    Loo very handy.

    Bedrooms look like you've had to 'dress' them to sell - ie stick a bed in each one. Nothing on walls again and can't see the wardrobe that's mentioned on the plan.

    No pic of the third bed?!

    I like the colour of your green curtains but for some reason they don't go with the parquet flooring yet do seem to compliment the dining room flooring. As someone above said I would also get a rug to soften the look.


    I hate the TV in front of the window (Sorry) It makes the fireplace look insignificant when it should be the focal point.


    Kitchen small so that would put me off for the price you are asking. Apologies just realised you have a kitchen/diner. Layout not to my liking.


    Shops opposite would not put me off nor would car park as long as there is no anti social behaviour gong on at weekends or undesirables hanging around. It would put me off if I had young children as they would have to stay in back garden.


    Not sure if the price is high for your area but if I had that amount to spend it would not be my first choice.

    Agree with the above commenter on the lounge floor... I can see what they mean... it might be the lighting mind you... a bit sickly coloured.. maybe lighter than beech? But otherwise a nice home.... main bedrooms are very pleasant... imagine it should attract buyers although I'm not going to pretend to have a clue about the Kent market and price affects all.... but I'm a garden person... the garden would certainly attract me... practical.. attractive... interesting but probably quite low maintenance and area for relaxing with friends. Close to train station would be big plus for me... but whether it is for someone able to afford a £300k Kent property I'm not sure..lol... they may be more concerned about having a garage. On streetviewing I think I have your property adjacent a garage (for vehicle) that doesn't seem to belong to your property but your neighbour (your garage is round the back I understand and attractive) and it is a shame if they don't (or haven't since) improve(d) it's appearance (roof and frontage) as it sadly does distract a bit and may cause an initial negative thought especially since in the photos it hasn't been included for the obvious reason it isn't part of your property. House looks in good condition, fairly new... seems little scope to alter much about kitchen which is quite small but it's a nice area with dining area adjacent.

    I would put a rug on the lounge floor and would move that enormous television, if only for viewings. You are blocking out all the light from the room. When viewing, people like to see bright rooms, even though they will put their own stamp on it.

    I know this area very well indeed having sold my house in Oastview, Rainham last year.

    The neighbour's garage has always looked tatty but it pales into insignificance when compared to the fact that the neighbour has covered all of their external walls in glossy ceramic tiles :eek:

    I kid you not - the OP can back me up on this :rotfl:

    Being ultra picky....
    • Sculpt the hedge so it's got a dead level top and sharp corners. Maybe lower it a little too, so it doesn't completely obscure the front of the house (although appreciate it's probably grown like that to obscure the carpark opposite)
    • Put a rug down in the lounge to break up and soften that flooring
    • Shift that massively oversized telly so you can actually see out of the window.
    • Put some armchairs in the lounge, or re-shoot so you can see the sofa, ie make it look more like a living room than a TV showroom
    • Touch up the chipped paint and countertop edges in the kitchen. Lose the box of cleaning products next to the kettle
    • Get a separate picture of the dining area, rather than a snap of the dining table from afar...
    • Retake the garden pictures either when the sun is directly overhead, or it's less bright - the sunshine is lovely, but the deep shade/contrast less so...
    • No snaps of the 3rd bedroom or the en-suite - why?
    • Is the garage semi-detached (as it were)? You might want to explain that...

    How unusual... I had noticed the effect when looking on streetview but since what it looked like seemed extremely unlikely I didn't pass comment. Oh well people have some interesting ideas... viewers are likely to notice it but what they think of it will vary enormously I suspect... and indeed whether it influences them or not.

    Although the neighbour's house looks totally weird, it doesn't affect the OP's house - which is very nice :)

    Plus the fact that it's on the corner of Longley Road and Station Road so not right next door - luckily ;)
