Genuinely we accepted the property, we've been given a website where it states our rent and our share of it each, which is £297.50 we've been given nothing else.
I'll ring them tomorrow and ask, if we both have seperate tenancy agreements.0 -
Perhaps have a "student style" contract where you rent individual rooms in house with shared bathroom and kitchen - you then have individual contracts but might have other people also living in the house, but there is full peace of mind if you ever split up.0

Is this a house/flat you'll have for your exclusive use? Or will you be sharing with others (eg more students)?
If a couple rent a complete house/flat, it is 99.99 % certain they will have a single 'joint & several' contract. The rent for the property will be £X pm - there will not (in law) be 'my share' and 'his share'. You will each be fully responsible for the entire rent (and the entire property - eg if he causes damage, you, as a joint tenant, will be equally liable).
Yes - if you each have seperate contracts, then you are only liable for your own room/rent, while he is responsible for his room/rent. But then the concept of a 'share' of the rent does not arise as you are fully responsible for your rent.0 -
Are you planning to effectively have 12 months rent as a rolling deposit, so you still pay each month ? That might not be so suspicious ; but there is almost no advantage ( and much more risk ) compared to leaving it in a bank.
Do you have separate rooms, each with a lock ?
If so, you can have a HMO arrangement ( House Multiple Occupancy ), then if he stops paying, there is no effect on you. You don't necessarily have to sleep apart.
If not, when you split up, your partner will not only leave you to pay the rest of the rent, but they will also sell all your possessions on eBay ( other on-line marketplaces exist ). If that doesn't worry you, maybe you shouldn't worry about splitting up.0 -

We are a couple, an exclusive couple we are not married nor civil partner shipped this is the first time we will be living together.
I've contacted the estate agent and asked her to confirm what type of rental agreement it will be we won't be accepting a joint tenancy we will insist on it being separate if that's acceptable to them as there's no way either of us could afford to pay each others off if it all went pear shaped.0 -

Also be aware that if it goes to a rolling contract and you split up you may continue to be liable for rent for an indefinite period of time.
You can see, however, that the landlord should not be out of pocket due to vascilations in your love life.2021 GC £1365.71/ £24000 -
