Student Housing Deposit return

Hi there!

So, last year I paid a £400 deposit as so did my other 3 housemates for the house we rented for our academic year. Basically, we got back a form saying we only will get back £305 from the deposit, which with some things we agreed with such as carpet damage and so on. Now, the only really issue or shall I say confusion I had was about the cost of "Check out Report which came to total of £102 and which apparently goes to the "contractor". This was not discussed in the contract and seems like will get take off anyway no matter if we did any damage or not.

I was just wondering if they are allowed to do that? As surely the deposit would be taken out only for actual damages such as carpet etc. Not the cost of hiring someone to check it or so on.

    If there's nothing in your tenancy agreement about paying for the check-out report then it shouldn't be deducted from your deposit.

    As pixies says, they cannot introduce a charge you did not agree to. Check the tenancy agreement very carefully to see if it is included there.

    If not, wite to the LL/agent asking them tto remove the charge and explain why.

    If that does not work, appeal to the deposit scheme.
