Contract and mortgage deed received by solicitors on Thursday. Waiting for the sellers solicitors to send over some paperwork. Still keeping everything crossed for completion 20th Nov.2

So we exchanged today, ready for completion next Friday, 20th!!! Finally we can start getting a little excited....and nervous too!!!7

New buyer seems keen, mortgage application in, solicitors appointed draft contracts sent out. Fingers crossed it all goes well and we exchange and complete in Jan. Before Xmas would be fab, (our purchase is ready to exchange, so it's like they are buying chain free in most ways) but I am not putting that ridiculous amount of pressure onto us by expecting it. As long as they have a mortgage offer and initial enquiries answered by Xmas I will be happy. EA want this to go through as both sale and purchase are with the same agency. Need to get this over the line or we are staying put.Debt free Feb 2021 🎉2

Searches instigated 15th September. Drainage isn’t back yet...however EA spoke to solicitors and apparently ‘end of November’ is what is being worked towards.
Offer accepted: 26th August
Mortgage offer: 15th September
Searches instigated: 15th September
Local and environmental search back: 6th October
Survey completed: 6th October
Drainage search back: ???

I'm stressing was sopose to exchange last Tuesday but now my solicitor has found a leasehold lasting 999 years from 1939 on the freehold property we are buying and has insisted it be removed. He states it won't have no immediate impact but thinks our lender won't release funds because of it. Sellers solicitors has applied to land registry but this can take ages right.... ?! 😢😭0

So 9 weeks from offer to completion, with a very simple chain, no mortgages, my buyer didn't have searches or survey, my searches and survey were completed within a week. All could have been done within 6 weeks if sellers solicitors had answered queries.
Booking removals has also been difficult. But fingers crossed it will all go smoothly.2 -

They sent them to NW 28th Oct and we have yet to hear back. The EA said they usually take a few days but could be a week in current times. We're obviously now at 3 weeks so I'm hoping they will reply in time to exchange and complete week of 23rd.1
