So finally informed this morning that exchange process started, we are in a large chain....only to be told that someone further up in the chain is waiting for a search back, 16 weeks in still waiting for a search....unbelievable Im at the point where im ready to throw it all in.0

Another week, still no news on the mortgage for our buyers. Beginning to lose hope now. Apparently their mortgage broker sent a very apologetic email to the EA, but we have satisfied all their enquiries and have one outstanding on our purchase and we are then ready to exchange. And they don't have the finances in place 🤦 due to a last minute change of lender.Debt free Feb 2021 🎉0

Picked up the keys at lunchtime, here's my completed timeline (exactly 3 months!):16/07/20 - Meeting with mortgage advisor20/07/20 - Offer accepted20/07/20 - Subjective acceptance of mortgage application21/07/20 - decision in principle22/07/2020 - full application submitted22/07/2020 - valuation booked25/07/2020 - solicitors instructed27/07/2020 - Mover membership insurance activated04/08/2020 - queried vacant possession with vendor's solicitor05/08/2020 - Nationwide requested July payslip07/08/2020 - searches submitted expected return 07/09/2020.14/08/2020 - text confirming mortgage offer!18/08/2020 - electronic version of offer rec'd from broker.19/08/2020 - paper copy of mortgage offer received and requested EICR20/08/2020 - mortgage & title report rec'd from solicitors24/08/2020 - completed application for income protection.31/08/2020 - EICR back, quoted for repairs02/09/2020 - Requested Damp and Timber Report08/09/2020 - search report from solicitors14/09/2020- received D&T report. Emailed solicitor re guarantee.22/09/2020 - Contacted guarantor damp company23/09/2020 - Damp company confirmed they didn't actually guarantee damp. Left a message with EA to get back to me.30/09/2020- Price reagreed, instructed MA to change amount.02/10/2020 - Text from lender confirming mortgage re-offered.05/10/2020 - received e-copy of revised offer. Solicitor floated completion date of 15/16th October06/10/2020 - Rec'd contract & documents to sign07/10/2020 - Closed H2B ISA and posted docs back to solicitor.09/10/2020 - Solicitor rec'd documents, I sent final monies over.16/10/2020 - Exchanged around 10am, completed around 11, picked up keys at lunchtime!
Quite stressful around late September, but all in all, that went fairly smoothly! Best of luck to anyone still waiting.
I went round to the property with my boyfriend, who hasn't seen it before, due to Covid. There's lots of decorating work to do, but I'll spend tomorrow morning cleaning it. The kitchen and bathroom especially were disgusting, although nothing a held nose and some elbow grease won't sort out.1 -
SLA for our 2nd set of local searches (direct with council as requirement of our lender) was today but still nothing ☹️Solicitor says the 1st set of local searches that were done through an agency in early September highlighted no issues and so this should just be a formality 🤞Developer says “build complete” due next week along with new home guarantee, solicitor has sent Form1 to Help to Buy, environmental and drainage searches were all ok and enquiries on Tp1 and draft contract sent with responses received... so fingers crossed we’re edging closer to exchange and then completion!Feels like forever since we paid the reservation fee in mid August!0

Managed to get a new offer.It’s now Oct and we have just been told a provisional completion date of 30th Oct but no exchange date has been discussed as searches are taking 4 weeks and counting for the top house.Also our searches are out of date so we need to purchase indemnity insurance!Anyone else finding local searches are taking an absolute age right now? We are FTB, is it normal to not have exchange/completion dates not discussed until last minute?
We had our dates discussed out of nowhere, really. On the 30th of September the EA said we should be ready to exchange in the coming days, on the 1st of October the vendor queried whether their preferred completion day was fine by us. Then it went a bit quiet and on the 6th we exchanged, again a bit out of nowhere.0 -

Asked for full and final offer29th Sept 2020 - Full and final offer ACCEPTED!!1st Oct 2020 - Property taken off the market2nd Oct 2020 - Memorandum of Sale Issued5th Oct 2020 - Solicitors Instructed. Welcome Pack received5th Oct 2020 - Contract pack received by our solicitors sent by vendor's solicitors5th Oct 2020 - All the mortgage related documents uploaded on Habito portal6th Oct 2020 - Decision In Principle Issued by Habito for HSBC8th Oct 2020 - Full application made with HSBC by Habito on our behalf9th Oct 2020 - Initial Purchase Documents, Identity & Address Proof Deposit Documentssubmitted to the solicitors9th Oct 2020 - Valuation booked for 13th October
13th October - Valuation completed! Matches the agreed purchase price!14th October - Full mortgage offer received from HSBC!!15th October - Received Draft Contract, Land Registry Transfer of Deeds, Mortgage Deed etc from Solicitors for us to print, review, sign and post them back16th October - Received Water and Environmental Searches. Water Search enquiries raised with seller's solicitorsHome buying yet again!! Fingers crossed!!

I really don't understand vendors who leave their property in a disgusting condition, but then they probably lived like that, and I'm well aware we all have different standards

So after 3 months, the seller pulled out on us the other day and we're back to square 1.0
