Hey ! Thought I’d post on here as now we wait to exchange. Developers have suggested we exchange end of March as house won’t be ready until August / September. Help to buy granted. Mortgage offer received. Solicitors have sent all their paper work to us to sign saying they can act for us. We’re being gifted our deposit. Now we wait to see if there’s any further implications on this. Fingers crossed !0

We finally exchanged yesterday with completion set for Thursday!
Should have been a quick process. We were chain free, the vendor was buying an empty flat with no mortgage. Offer accepted end of September - all in all, 15 weeks. The vendors solicitors have been terrible - took 5 weeks to respond to 3 minor enquiries!
We’re there now though, excited for Thursday!!0 -

Kdotdotdotdot I feel Christmas probably has gone against us. We should have been moved well over a month ago. The only way the vendors solicitor has done anything is when the estate agent has called up and given her a pretty firm talking to! I’m tempted to send him something as a thank you for getting it all through (seeing as he hasn’t returned my calls or emails from the beginning of the week when we were told it wouldn’t be happening!) although my husband is less keen with that idea!0

Just to wrap up my journey. We completed on Tuesday last week (7th) and family are all doing well in our new home after a smooth house move. Old house went on the market in February 2019, chain complete early July. Time to complete from then around 6 months. Felt frustrating at the time due to avoidable delays but in the grand scheme of things probably not too bad.
Congratulations to everyone who has completed recently and good luck to everyone waiting. This thread has been helpful in keeping me grounded and educating me about the process of selling and buying at the same time.0 -

About 3 months from offer to exchange.
1. Offer accepted 11/9/2019
2. Paid for searches 24/9/2019
3. Searches complete by 24/10/2019
4. Mortgage offer requested from broker 12/9/2019
5. Application submitted by broker on 16/9/2019
6. Mortgage offer received 24/9/2019
7. Requested survey 24/9/2019
8. Survey carried out 1/10/2019
9. Survey results received 9/10/2019
10. Contract pack received 11/10/2019
11. Contract reported on by conveyancer 14/10/2019
12. Exchange 17/12/2019
13. Deed of covenant lost in post, resent 14/01/2020
14. Completion 31/01/2020 [expected]
All the complications and delays on this purchase were related to this Freehold having a shared private driveway. Here's hoping the management company's solicitor gets the deed this time and is able to sign off to enable the completion on time!0 -

In other news my survey has thrown up that the house needs a new roof (fairly urgently as it's leaking!) the first quote is 12K, so now just wondering how much to reduce my offer by. It's a Victorian semi and so I fully accepted that some repairs would come up, but the idea of shelling out immediately for a new roof is making me think twice. Will see what the other quotes come back as and then go back to the EA to renegotiate :eek:May'18 DEBT FREE!

Hi all
We are a few weeks away from exchange. Survey done and all okay. We've sent the survey to our solicitor and she has asked if we have any queries for the sellers solicitor. We are first time buyers so not sure what questions we should be asking. Can anyone help?
So far I've got the following:
When were the electrics rewired
Can we have confirmation from the builders that the asbestos was removed
I know all the searches have been do so I guess things like septic tanks and flooding would have been dealt with.
