@Zoot_ze. That is annoying, we have not started on dates yet, but your vendor seems unhelpful - surely someone can mind the child whilst they move? Is there an upward chain?
I would have thought they would have to get someone to mind the child whenever the move-in date is, but they are moving to a different city 50 miles away and have no family who live locally so I do feel some sympathy for the situation they're in. I'm considering asking to move the date back to 5th July and ask to be reimbursed for the overlap of rent and council tax but I don't really know if that's the done thing.
I know there's at least one above our vendor in the chain, and considering they've only suggested two suitable dates I'm guessing there's someone above them too. We're FTBs so just sitting at the bottom waiting to see what's going on0 -
Zoot_ze very frustrating for you. I don't know if you have any recourse for a date that has financial implications - maybe ask your solicitor?0

Hello everyone :)I am new to this thread and housebuying - we are off to our third (!) viewing of a house today with a more experienced family member and hoping to put an offer in tomorrow morning.
We previously put an offer on another house that needed a lot of work but it wasn’t accepted because the vendor was in denial about how much work needed to be done. Thankfully this one is in better condition!
We are first time buyers so no chain and I have already closed the limited access ISA where most of our deposit was being kept and moved it into my current account to speed up the process (OH and I still have a LISA each though).
Have an agreement in principle and also started talking to an advisor to see if he can find us a better deal. Haven’t found a solicitor yet but I think the aforementioned family member has one who is quite reliable.
The sellers of this house do have a chain so I’m hoping they will be keen to accept our offer and get things moving along! Our tenancy is until the end of September so ideally we will have a couple of weeks’ overlap to move our stuff... fingers crossed.Original mortgage free date: November 2044Current mortgage free date: November 2038Chipping away...0 -
Well, we didn't exchange today (again) - our buyers couldn't get funds released for deposit in time. Still supposed to complete on the 25th, but I cannot book a removal firm until that is confirmed. Went with EA to show my daughter the (empty) house we're buying and found the seller's daughter and her husband mowing the lawn and tidying the garden. Nice!"Cheap", "Fast", "Right" -- pick two.0

My story so far:
Feb 2019 - viewed first property, made offer, accepted etc.
Feb 2019 - other legal work started in the background to remove me off the mortgages and title deeds of marital home and 2 x BTL properties
Mar 2019 - first mortgage application goes in and is turned around within 3 weeks, so mortgage offer issued at the end of March
April 2019 - all searches complete, in theory I'm ready to exchange, transferred all monies including deposit over to my solicitor
May 2019 - other legal work still ongoing, had no idea it would take so long.
May 2019 - vendor gets bored of waiting and advises me that they are putting the property back on the market, can't blame them I never intended to keep them hanging on
May 2019 - I decide to formally withdraw my offer, I'd had a few doubts over the property and they weren't happy to wait, so seemed the right them to do.
24th May 2019 - new property drops into my search criteria on Rightmove, I instantly love it so book to go and view.
25th May 2019 - view property, fall in love, make offer, second offer accepted
31st May 2019 - other legal work progressing well, final title deeds signed over so that should now complete in the background within a couple of weeks
3rd June 2019 - saw Mortgage Advisor to run through new mortgage required and get last 3 months payslips, hopefully he'll be submitting new application this week
5th June 2019 - sale officially instructed
6th June 2019 - original deposit returned from previous purchase, bank balance looks healthy again for the time being!
17th June 2019 - confirmation of both BTLs transfers complete, 2 down and 1 to go!
18th June 2019 - confirmation of full mortgage offer (great service from Accord)
18th June 2019 - searches under way, fixtures and fittings received etc. so all moving on well0 -
Just after a little advice. We are the middle party in a chain of 3 - FTB>Us>Lady moving in with family. We have been held up with local authority on the property we're buying due to a slow turn around. The searches were ordere over 6 weeks ago but our solicitor informed me yesterday that they had come in and he would have is final report to us by the end of the week. A couple of weeks ago our solicitor told us he just had a couple of loose ends to tie up and our sale was virtually ready. We know our solicitor has raised enquiries with our house purchase, all of which have been answered according to the vendor/estate agent. What is included in the final report from the solicitor, will there be a contact to sign? I'm excited because now we can hopefully start thinking about exchange dates, how soon after receiving the final report do you think it would be before we can exchange? I know I should ask our solicitor as he would be the best person to ask, but I feel like all I've been doing is pestering him about the searches and don't want to be in a position where he is annoyed with me keep bothering him. Hopefully things are looking up as the searches are back!!0
