Thanks for that, useful to see someone who has had a similar experience.
We saw the boiler when we viewed and it was installed in the last 2 years so there should be some kind of certificate available somehow - they think it was given to the previous tenant.
I think the issue is the sellers have never lived in the house since buying it in the 00s and don't seem to know much about it! It's frustrating really, as the house had been on the market since October when we offered in early March, you'd think they'd have some of it together in that amount of time!
The loft conversion occurred before they bought the property and they have no evidence it meets building regs. We didn't get a full survey done (I know!) as the age of property meant it would have been quite expensive, and we felt the specialist damp and timber survey was enough as that's all that came up in the mortgage valuation survey.. If you stick in the address, it should tell you when there was last a certificate. I found there was one for the property I was looking at (though found out at the same time the boiler was *cough* a tad older than the seller had thought, and yes, it was the same one). I told my solicitor to tell the vendor's solicitor to tell the vendor to get a copy, which he did. Why sellers don't sort this sort of thing out before going on the market is beyond me.

Really worried our purchase is going to fall through because of a problem up the chain.
we've signed all our docs but not sent funds as the solicitor told us to hold fire until they are actually given a firm date by the vendors solicitor. The vendors solicitor apparently has a a bad reputation.
anway, after chasing numerous times the EA phones me back at 10 past 5 on a friday to tell me the vendor has been told they have to complete on friday the 21st or the chain will collapse. No one has told our solicitor and due to commitments it looks like we may not be able to get to the bank to do a transfer/sort isa's out etc for the deposit until wednesday morning,
I've been telling people for weeks we are going on holiday on friday which has also fallen on deaf ears.
the EA has tried to suggest we just send funds today without even being told to by our solicitor. I don't trust a word the EA says so either way i need to wait until monday before we speak to her before doing anything but i'm just worried there isn't going to be enough time now.0 -
mpr87, that sounds ridiculous.
I agree the EA seems to be pushing, but it is the solicitors call.
The solicitor knows when all the paperwork is in place and when they are able to exchange.
Our EA tried to push a completion date - but the solicitor shot it down
It is a lot of stress for you because of your hols, but everyone has to agree completion date, so am sure your solicitor will sort it for you Monday.0 -
Hi all,
I viewed the property, made an offer and offer accepted on 1st March.
Subsequently everything has been done on my side regarding searches and mortgage etc.
We are buying a part exchange and completion was supposedly end of May, but still waiting for any news whatsoever.
The EA keeps telling me that the CML hasn't been issued yet and therefore the new build cannot complete. The CML was meant to be issued on 14th May but still not heard that it has been, EA has now said 14th June for the CML and completion at end of June.
Starting to become a long waiting game with no definitive answers and keep getting pushed back
Hi again all,
So I got an email on Wednesday asking if we can exchange. I said I want to view the house again so I did on the Thursday and said on Friday I am happy to exchange. Still waiting on an exchange and completion is supposed to be Friday 21st. The house is now empty too.
My solictior seems to take the approach of waiting until their solictior contacts them whereas I’d prefer them to be a bit more proactive. I’m still waiting on an email saying we have exchanged.
Any ideas on how I could maybe speed the process up and get the two solicitors talking?0 -

Feel very nervous joining this thread - it doesn't feel real yet!
2 weeks ago we didn't even think we could get a mortgage - now suddenly we have an offer accepted on a flat and a mortgage offer!
We did buy a house in 1999, but due to financial difficulties we sold up in 2012, and thought we'd be renting forever. So this is all quite sudden, and exciting and nerve wracking at the same time!
Our solicitors seem to have everything in hand, so now the wait begins! Just keeping our fingers crossed that the lease doesn't throw up any nasty surprises!!0 -
2nd May - Viewing
8th May - Closing date and offer accepted
15th May - DIP application with Skipton submitted and approved
15th May - Written acceptance received - looking at a completion date of 5th July
16th May - Full mortgage application submitted
21st May - Visit solicitor's office and view documents received so far. Requesting sellers fix the oven before move-in and also instructing a damp survey as a damp-proof course has failed in the past and one wall in the home report had elevated levels (not covered by any damp-proof course with a guarantee).
22nd May - Mortgage approved!
29th May - Damp survey instructed (why did it take 8 days for my solicitor to do this? The mind boggles)
4th June - Chase up solicitor about damp survey, turns out they weren't able to reach the vendor. Not happy about the amount of time taken to get it sorted as we have to give notice really soon on our tenancy and are now approaching 3 weeks on this one issue.
11th June - Chase up again, damp survey now booked for that Friday (14th). Says he'll get a verbal report on the day and give me a call. I also ask to delay the completion date as we'd be looking at a 3 week overlap on our tenancy - I give 2 possible weeks where any day would be suitable.
13th June - Vendor has said they cannot do any of our dates as their child is now out of nursery. Suggested the other two weeks I didn't mention (I'm on holiday for one of them and the other would still be 2 weeks overlap). I suggest the 12th July as it's the latest date possible, but they still needed to confirm with their vendor.
14th June - Should get damp survey result, unsurprisingly get radio silence from solicitor.
15th June - Email from solicitor with a budget for works, £1600 + VAT, plus a radiator needs removed. Also get another email saying that the vendor's vendor cannot do the 12th and has suggested two dates, both while I'm on holiday...
So my job for today is to phone my solicitor to negotiate a price drop, and to discuss the date of entry. Not the end of the world for me to be away as my partner will be there to deal with everything but I really wanted to be there0 -

2 x first time buyers buying a new build off plan!
Estimated completion date of December/January.
8/06 - visited FTB event
9/06 - viewed show home/site
15/06 - reserved our home off plan
17/06 - instructed solicitors we had lined up.
Current timeline is roughly 28 days - 6 weeks to exchange, then 5/6 months to complete - property due to be completed by Dec/Jan.
So excited at the moment but I feel we'll only get more and more impatient as time goes by!0 -
@Zoot_ze. That is annoying, we have not started on dates yet, but your vendor seems unhelpful - surely someone can mind the child whilst they move? Is there an upward chain?0
