We are almost 4 months in and our solicitors have only just been sent the draft contract pack.
Sometimes I think there is much less motivation with a 'no chain' sale.
They don't happen to be Premier Property Lawyers (or one of their many guises)? Purple Bricks / My Home Move use them. They're absolutely useless.
And agreed on there being seemingly no motivation...0 -
My solicitor is trying to drive me nuts. For the last 4 weeks, all looking good/on track at end of week then bombshell dropped by email the following Monday. Last week it was waiting responses which they actually have had since 19th June! Is the following likely to stop exchange/completion on Wed?
FTB, no chain, property empty. Everything signed, deposit/fees requested Friday/received on Friday. Believed everything in order but today I received two documents via email, results of bankruptcy searches made late last week. People listed are not me and I've confirmed that but noticed email mentions a form has been sent via mail and I need to fill it in and return. Form posted today, will not receive it until tomorrow evening, so can't guarantee they'll receive it on Wednesday unless I hand deliver which I am willing to do.
What I can't understand is why has this been left until now. Both myself and vendor have been told that things have been on track for exchange on 15th for a month, several times now I've had a phone conversation and told nothing left outstanding then a few days later an email with some potential blocker.0 -

Do I need to do anything else?“Isn't this enough? Just this world? Just this beautiful, complex

Well it's been a hectic day - looks like we will exchange on Wednesday and complete on 17th September. So been sorting out insurance, delaying movers etc. At least the vendors cant pull out without consequences now. Fingers crossed for Wednesday.“Isn't this enough? Just this world? Great news! Hooefully the end of a very long and stressful journey for you.0 -
29/4 offer accepted
4/5 draft contract received
9/5 enquiries raised
31/5 some responses recieved
25/6 exchanged on Sale!!!!
28/6 building survey.
5/7 after chasing twice a week for the last month our solicitor finally managed to speak to theirs about the outstanding enquiries. Apparently the vendor didn't respond to the last 3 and their solicitor didnt bother asking again!
Mid July recieve half answers to remaining enquiries, we are now ready to exchange.
Rest of July lots more chasing little or no response...
3/8 finally get a response that they are "just tying up loose ends" on the vendors purchase.
10/8 we find out that the vendors are waiting to have a homebuyers survey done...
Why they didnt get this sorted 2 months ago I dont know?!0 -
Counting down until a reasonable hour of the day to chase the EA for an update....
Useless. At this rate October completion is more realistic. Three properties in the chain and we are waiting entirely on the FTBs at the bottom of the chain. They don't seem to understand the urgency and how ridiculous they are being. Never ever moving again.0 -

I bet you are pleased you sold first rather than be sat in an even longer chain!“Isn't this enough? Just this world? Just this beautiful, complex

As predicted, we have not received the responses yet, EA chasing up AGAIN.
Still waiting on responses. The EA has been chasing up. I was told that all the responses were with the seller's solicitor and we were just waiting for them to be sent to us, but it turns out the seller is waiting for responses from the management agent anyway....
Can't wait until this is over.0 -
Some people just seem to have no sense of urgency - surely the survey is one of the first things you sort out? It might take a while to get done due to bookings etc but you have it organised!

So pleased the sale is done and dusted. I couldn't handle the stress of potentially losing our buyers too!0
