On Wednesday evening I sent an email to the EA and to my solicitors saying that I decided that I was considering walking away from the purchase because of this unexplained holdup. On Thursday morning, what a coincidence, the leasehold management pack arrived and was sent to my solicitors.
Still no answer on why this has been requested by the seller only after 2 and a half month since my offer was accepted and one month after my solicitors first asked for it. That really makes me angry and uncomfortable so I made it clear to the EA that, given this lack of explanations, I will adopt from now on a no-tolerance policy in terms of unexplained delays and I will walk away if there is any other delay on the seller side for which I am refused an explanation.
The EA said that she is sorry and she will follow the process closely from now on so that this sort of thing won't happen again. I hope that this is true, I feel like the stress of this thing is killing me0 -
Trying to look on the positive, astrac, whatever tone your Wednesday email had seems to have done the trick. It also sounds like you've got vendors' EA onside, who perhaps can see their commission slipping out of reach.
Accept that it's true for now and only worry about another problem only if it happens. Easy for me to say, and I was awful at following that advice myself to the extent I made myself poorly for a while.
It's Friday now, take the small victory and do something totally unrelated to house stuff this weekend.0 -
Astrac - I think your example is exactly why it is worth chasing the instant something doesn't happen rather than waiting weeks just so you don't appear impatient. On the topic of chasing up people, apparently my chain is ready to exchange with completion dates agreed, but one of the solicitors has gone absent and hasn't been contactable for 2 days.

Guess what - we didn't exchange. Buyer's solicitor emailed late Thursday night with queries. We gave answers via our solicitor who couldn't believe he'd left it that late. The buyer knew nothing about the queries and was happy to exchange today, but the only person authorised to release his deposit funds wasn't in the office today (apparently senior solicitors play golf on Fridays). Sorry Tiglath it is so frustrating.
Well it all kicked off yesterday! We told our solicitors our buyer didn!!!8217;t have the money and to tell the buyer we would not lend them anything. Then our solicitors informed the chain. Then the vendors!!!8217; EA sprang into action. She got our buyers phone number and had a !!!8220;word!!!8221; (this woman is terrifying and I have been the victim of several conversations due to our buyer being slow so I!!!8217;d love to have heard it!)
We agreed we!!!8217;d put our house on the market straight away if they didn!!!8217;t sort something out. We now have a for sale sign outside our house.
In the meantime, our buyers have somehow found the money, signed the contracts and we are allegedly exchanging Monday with a completion date just under a fortnight later. I!!!8217;ll believe it when we exchange but it looks massively more positive.

Liquoricet, they were trying probably. So good is all fine now.
We are still waiting on response from the vendor solicitor. Sent an email to EA. Didn't get answer. Is been 3 days already. Is making me nervous. Was thinking to book viewing with the same EA but not sure if I want to waste that time as there is no property of thers I like right now. Don't want to tell them we will pull out either as I am in love with the house.
Don't know what else to do? I am not born in England and feel a bit insecure when communicating sometimes. Feel like I fail at the moment. They are not bothered even to return my email.
My partner is not foreign but he is working so much so just doesn't have the time to chase.
We are renting and not in a rush to move out and they know that but I just want to know where about we are.

In your case no - looking at your previous post it seems you've got no response for a month. That seems pretty poor.
In general, if I don't get a response from the EA after 3 days I would definitely chase to keep the pressure on. But it depends on what stage you are in the process and what you are waiting on the vendor's solicitors for. Your own solicitor should be able to tell you that - find out specifically what you are waiting on. Some things will take time (e.g. management packs) and it might not be the solicitors fault. You can't really chase your vendor's solicitor, so you have to get the EA to do that. Once you have a list of things you are waiting on, get the EA to chase both the vendor and the solicitor. Don't be worried about being forceful with this. The EA needs the sale to go through to get their commission so they should be on your side. Starting to view other properties or threatening to pull out of the purchase are "nuclear options" you have to give the EA and vendor a kick up the backside!0 -

I will be chasing every day from Monday till we get something.
The enquiries are basic I think. 9 in total. Is about building regulation of extension, fensa certificates and eventual electric work done. Also we didn't get any fixtures and fitings.
We are ready with searches, contract and transfer signed, Mortgage granted and mortgage deed signed. Deposit is ready to be send to solicitors.0
