Alivia - if you have the money to do it, then do it ! - don't cut corners but do try and get a good deal ...also be wary of wood floors we had them and they scratch terribly if you are not careful !

Definitely not cutting corners on them, I might end up not buying the car for another year tho (well, who needs a car in the SE, right?).
I've had wooden or marble floors all my life till I came in this country, so I guess I just grew up knowing how not to scratch them too much...or how to hide scratches even from my mother eagle eyes! And I've to say, I got some bamboo flooring samples that don't seem to scratch at all :T and they are just barely above budget :)

I got the samples from them https://www.bambooflooringcompany.com/
I could find only another couple of suppliers in all of UK, as it looks like it's still a niche product. But compared with engineered wood it's really less scratchable and I quite like the idea of using a more ecologic and renewable material than hardwood, especially for a flat that won't be my forever home.

I'm about to cry! Solicitor just came back saying the vendors tried to hide (and effectively hid from me till now) some planned major works that will cost me some few thousands. According to the correspondence they knew about that since early last year, but when I asked the EA about works planned by the freeholder I was told that nothing was planned and, in case, the sinking found would have covered for it.
I'm so close to just call it off, it's getting too stressful and the amount of unforeseen costs is rising day by day :(

Aliliva, take overnight to think about what to do, don't snap while angry. At least your solicitor has found out and alerted you.

Have you considered lowering your offer by the cost of the works? Also trying to look at the positives, if the work is done the property should then be good for a number of years i.e. you are unlikely to face the same issue when selling depending on how long you are planning to stay.

Sending positive vibes your way. You'll make the right choice, trust your gut x

The solicitor has been very nice actually, and advised me on trying to recover part of the costs while not lowering the price (or I'll need another mortgage application). I'm forcing myself not to call the EA and have a go at them, cause it would do more harm than anything, and let the solicitors find a compromise.
I hope they'll agree on a "share the pain" deal, where they pay me some contribution to acknowledge they didn't share the info with me, and then, if the bill comes too early in the year, I'll go hat in hands to my parents and beg for them to borrow me the money. I just hadn't accounted for it, and if the bill comes as soon as I've completed i don't think I'll have 5k set aside for it

What a bummer, Aliliva :( Why are some vendors such idiots that they think they can get away with things like this?!? I agree with JoJo - don't make any rash decisions you might later regret......fingers crossed it can be sorted ok!

EllezBellz, congrats :D That's super fast!

Liquorice - hope it all goes according to plan!

Littlebobo, oh no! What reason have they given?

The EA marketing the repo we're buying called today - obviously chasing to see where we're at, although she gave some other vague excuse - and I was dreading that she was going to say another offer had come in. Fortunately not, so hopefully we can get it all tied up next week ;)
