    After the way things was left yesterday, I did not see it happening today I really thought it would be delayed so yay! Can’t believe it’s finally happening

    A flurry of activity for me as well. I found my solicitor, they sent the contract, I was going to drop it off for them at lunch to exchange today but… my name is not correct on it. Apparently it’s not a simple case of just crossing it out and writing it properly…

    However, I am actually starting to believe it’s going to happen in time for my mortgage offer. It is obviously the hope that kills you in the end!!

    Excited for anyone getting some extra stamp duty pennies in their pocket as well. Nothing for me as I’m already not paying any. Very pleased to get onto the ladder before any inflation coming from these changes though!

    me too @alibean121. I imagine it's going to get intense out there. It was bad enough looking for a house this last year. I just want to get to exchange so I can breathe again!

    Thank you, really did not think we’d get there! We have also now completed, exactly four months to the day we put our offer in! 

    Now for the fun part of moving 😂

    I wish everyone in this thread good luck, it is stressful but worth it in the end 😁

  • Hi everyone! Thought I would join the anxious wait to exchange. My FTB timeline so far - 

    Timeline

    11/08 - offer accepted  

    16/08 - solicitors instructed 

    17/08 - mortgage application submitted

    22/08 - solicitor receives draft contract 

    24/08 - searches applied 

    09/09 - homebuyers survey (nothing to report- woo!)  

    21/03 - searches returned. 

    23/09 - Barclays valuation

    our solicitor has informed us that the searches will be reviewed in due course. They are also waiting on 'full responses' to initial enquires that were raised a few weeks ago. Should I ask for a copy of enquires or leave them to it? We are visiting the property next week to measure up so I think it will be a good opportunity to speak the seller and see if she's sent everything to her solicitor.

    Hi all, 

    We are waiting to exchange and trying not to panic...

    We're in the middle of a relatively short chain involving 4 properties. Our buyer's mortgage offer expires in 2 weeks and everyone is ready to go except for one outstanding issue - our buyer's lender has instructed it's own solicitor who hasn't responded to the pack of stuff the main solicitor has forwarded. Our solicitor (very good) and estate agent are now chasing for updates almost daily (mostly because we are chasing them!) but I don't think there's much else we can do.

    I am very concerned our buyer's mortgage offer will expire and because rates have increased, she will decide she can't afford to buy our property anymore and the whole thing will collapse, while rates are just going up up up...

    Feeling quite stressed at the moment!!

    Ah how stressful. Do you know who their mortgage is with? Some allow extensions for a few weeks. We are with Barclays and apparently they do only in very strict circumstances so I'm pulling my hair out at the prospect of having to go on to new rates!

    I don't but we think it's an equity release mortgage based on something the surveyor said - I'm not sure if that makes a difference.

    I'm hoping that because it's the solicitor they have instructed who is holding things up they might be more likely to give an extension but who knows.
