    Alternative is I need to reapply for mortgage, lose my early repayment charges, possibly need to rerun searches due to aging out, more money on all of that. More money on storage. More time spent sleeping on a sofa living and working in this weird purgatory.

    9am I plan to be on the phone to all involved to move this and I'm not getting off til we get some movement, whatever it takes.

    8th June - property marketed. Called EA to book a viewing to be told as the viewings were being done by themselves all slots that week filled already. 
    9th June - EA rang back to say they had a cancellation if we wanted it.
    10th June - Viewing, we were the second of the day. Offered on the way home from viewing. Three offers put forward to the vendor at lunchtime who accepted ours over a cash buyer based on us being more agreeable (apparently the cash buyer did nothing but complain the whole way round the viewing and has made a name for himself as a difficult customer) and able to move quickly. Remaining viewings cancelled and property marked as SSTC as we already had proof of funds and ID ready.
    13th June - solicitor instructed, Memo of sale issued and full mortgage application submitted.
    16th June - desktop mortgage valuation undertaken
    20th June - Mortgage approved by underwriters, offer pending valuation report...

    And so we wait. I know we're still very early days yet but it seems a long time coming after we initially put our previous property up for sale and started searching for a new home in March of last year. The vendor has already moved out due to health issues and there is no chain, 8 year old house she has owned since new. Theoretically it should be a fairly straightforward one but you know what happens to those!

    Wait till you see how slow the solicitors can be!

    I’m getting very stressed with this process now. I spoke to my solicitor yesterday who said we should still be completing on Friday. But it’s Wednesday and we haven’t exchanged! I’ve already booked Friday and next week off work and I need to know whether or not to cancel my leave but no idea if it will happen or not.

    Has anyone got any good tips to try and get solicitors to move a little faster?
    We've got our mortgage offer so basically the main gating item is enquiries and responses. Our solicitors haven't raised yet and when I asked on timing, they just said they have lots of work on and so will get round to our enquiries when its our turn. No chain either so no reason why we couldn't try and exchange/complete relatively quickly.

    Pay them more?  Not being facetious but with most it seems to be a numbers game due to the relative low cost of conveyancing work and so with the system as it is this seems largely inevitable and ubiquitous.

    I tested out the responsiveness of ours prior to instructing but of course that is not necessarily representative of response once underway.  I did ask about frequency of updates and said it was fine for me to ask for them every week or so (Lol - thanks, I'm the client).

    We are ready to exchange and have asked the question (even sent deposit), but now waiting on response re exchange and timings - it's a PITA isn't it?

    Just requested my solicitor request funds despite the apparent delays, this is either going to be the least stressful and costly or most stressful and costly path.

    Surely to buggery if the solicitor in the middle is ready the one at the top of the chain must be as near as makes no difference.

    Trying to get any clarity on what we're waiting on is like trying to get blood out of a stone.
  • I've just heard from my solicitor that my aim for completion on 7th July is now highly unlikely.
    Even more so considering she is going on leave until the 4th !
    All because the management company want 30 days to reply to a few insignificant questions  :#

    You can always chance your arm on phoning the management company.

    I remember at the start of my conveyancing on my sale they were taking ages and not responding. Hopped on the phone and after a bit of shoehorning I got put through direct to the lady who replies, response sent about 30 minutes later.

    Worth a try if you're in a hurry

    Solicitor asked for authority to exchange yesterday but then never got back to us so I assume it didn’t happen. Fingers crossed for exchange today! I really don’t want to do a same day exchange and completion.
