    I did say to my solicitor that if the management company were slow in their responses to let me know and I would chase them up myself. This actually worked well.

    True, and I'm always cautious of turning people against you by constantly hassling/raising concerns, but I do resent that we have now paid more for an expedited service when we could have saved some money if the request had been made earlier in the process. 

    Our solicitors continue to frustrate me this week, it takes days for them to respond to simple emails (if they respond at all!). Conscious they likely have a large caseload but it is surely not difficult to show some courtesy and acknowledge emails/provide updates rather than being hassled by us/EA/developer. Driving me mad!
    When I bought the house I am in now I had solicitors like this. And even more frustrating was the fact I didn't even have a choice of solicitors, the mortgage company would only work with them or one other firm. It took months and months to get through that process, 6 months in all!!! And we were first time buyers so no chain our end and the house was being sold by a man who's father had passed away...so again no chain. Should have been the easiest thing ever but they found issues in even the simplest things. This time round, selling this house and buying another I went with a different company who was recommended to me, they cost a lot more money but I don't care, I couldn't put up with the stress of the last house sale again. I have a personal email address for our solicitor and she replies usually within the hour if not the day. 
    I hope yours pull their finger out soon ....I found with the awful solicitors I had, ringing them daily would drive them mad....BUT they would also get on and do the job they were supposed to just to stop me ringing i think. I didn't start doing this until about month 4 though and it was still another month or so after i did that to exchange! So I would say call daily and annoy the hell out of them.

    Thought we were going to exchange today but we aren’t. 

    The buyers solicitors have received the signed contract but still waiting for the deposit 

    Hoping to exchange on Monday now

    Mortgage offer through today! Hurrah! 
    As far as im aware outstanding are 
    1- Leasehold and contract of sale sitting with my solicitor reviewing
    2- Fixtures and fittings- I have queried some things 2 days ago through solicitor
    3- Exchange and completion !

    Homebuyers report received, fixtures fittings received, searches done- as far as im aware not sure how many there actually are!! 

    So fingers crossed i could be near exchange unless im missing anything glaring??

    Mortgage free wannabe! No idea on date yet! £132,350 TBC

    What stage are all of the enquiries at? This can often be the longest part of the process taking weeks/months and usually doesn't start until all searches are back.

    Exactly, the local authority searches are often the longest to receive back, one of the worst, if not the worst, is County Durham which are currently taking 8 - 10 weeks to return from the date of application.

    Your Solicitor should inform you of this if you ask.

    First time buyer of leasehold in London here. These are my timescales thus far:

    Started searching - 08/03/22
    Made offer - 30/03/22
    Made 2nd offer - 04/04/22
    Offer accepted - 04/04/22
    Solicitor instructed, searches requested - 07/04/22
    Mortgage application - 07/04/22
    Mortgage application rejected due to credit report issue - 20/04/22
    Mortgage reapplied for - 28/04/22
    Survey - 11/05/22
    Mortgage offer through - 17/05/22
    Survey report - 18/05/22

    Solicitors advise they are still waiting on a number of enquiries.

    Two quick questions:
    - how long should i expect to wait between exchange and completion?
    - Should i view the property again before/after exchange... just to check all is OK?

    Whatever you and your vendor agree on. It just comes down to a negotiation between both parties.
    - Should i view the property again before/after exchange... just to check all is OK?
    Checking after exchange would be pointless as you've already agreed to purchase the property in the state it was at exchange of contracts. You should check just before you exchange.

    Hi All, 

    My timeline so far

    29/03 house viewing. 
    06/04 my offer accepted.
    25/04 my prooperty went on sale. 
    05/05 offer accepted on my property.
    08/05 second viewing on my house. 
    12/05 instructed my solicitors. 
    16/05 mortgage applied for. 
    17/05 Management pack shared with my solicitor. 
    20/05 survey on my onward purchase. 

    So far, so good, my Solicitor is preparing the initial contract for the Buyer, he's been very quick so far. How long does this usually take? 2 weeks? And I'm guessing the same timescale for us to receive the initial contract from my Seller?
