My Rics took 8 days from payment to completion and sent back to me.House_owner said:
It took 7 weeks just for my buyer's survey report to be issued!Monsternextdoor said:I am really quite surprised that some of you have been waiting months and months, even those not in a chain.
Think we will be done in 7/8 weeks once we are all done and dusted.
We have been extremely lucky.0 -

Things are starting to move. Got the Environmental reports from our Sols on Tuesday, followed by Fixture and Fitting detail yesterday. No problems with either. Just been phoned by the surveyor who has given our purchase a clean bill of health when inspected this afternoon. He reckons we should get the report tomorrow! Now we just need East Riding Council to speed up so we can get the rest of the searches. Staring to feel happier now.

I thought I had progress today but another set back.
barclays contacted my broker and told them they now need a CML form that was never asked for at the start of the application. Now the valuation report needs to be amended. How the hell did they not ask for this sooner! Took 5 working days to get report first time so now looking at another 5 days for them to re send to barclays.0 -
Hi all
I wondered if anyone had any experience of lead time with Bolton council? It’s hard to check on the sites mentioned for checking this
many thanks0 -
We were ready to exchange within three weeks; survey done and report received, mortgage offer received, enquiries sorted, searches done.Monsternextdoor said:
I genuinely think we just touched lucky with this property.scottie21 said:
We were told by three separate EAs before going on the market that conveyancing was around 16 weeks, estimating at 14 weeks for a single sale, plus 2 weeks for every additional property in the chain. It’s the reason I’ll be amazed if we beat the SDLT deadline.Monsternextdoor said:I am really quite surprised that some of you have been waiting months and months, even those not in a chain.

The bank (seller) wanted it gone.
Sadly our buyer has taken forever; they refused to instruct until an EA further up the chain kicked off, and now we're still waiting on them to receive a mortgage offer and our EA has gone from "It'll definitely be done in September" to "We've got people who have been waiting since January, it might not get over the line in time."
Solicitor FINALLY responded to a week's worth of chasing today to say she'd look at our file today and follow up, so we're waiting for that...Signature down for maintenance :rotfl:0 -
Oh no @Cookie211, I really feel for you! Try to be positive and look at it as everything is ready to go once the signed documents are received and it’s a small chain so you can exchange and complete on the same day without issue. You will get there and once you get your 🔑 and are in your new home 🏡 all the stress and worry will float away. It will be worth it 🤗 xCookie211 said:oh no just had a reply from solicitor, the sellers solicitor have just rung them bk and they still waiting on the signed contract and transfer back from their client. which were supposed to be with them yesterday, they hoping they will be there by morning as seller lives overseas, now I’m worrying if and stressing 🤯🤯1 -
I accidentally found out (on one of the many ‘measuring’ visits from my buyer) that OUR estate agent had told them they would be lucky to be in by Christmas. Our house went on the market beginning of June and sold instantly….it goes a long way to explaining why every other link in our chain is ready but our buyers are not! 😡 xscottie21 said:

I really hope they receive it tomorrow but don’t think they will now ☹️WorriedKirkels said:
