    Hi all
    Been trying to work out when it's appropriate to start chasing for a completion date. 
    Currently, mortgage & valuations sorted, all buyer queries have been answered, contract & transfer signed but searches are still underway. Do they need to be back first?

    What kind of questions should I be asking/what other things need doing before I start suggesting completion dates? Don't want to run before I can walk

    You could do the same as I have suggested to Bella above. Now is the time to be chasing your agents for explicit details on chain and where they are on matters. A chain will exchange at the speed of the slowest link. We have been ready to exchange for months but we will be as fast the top of our chain now... hope that helps...

    Does anyone else have a solicitor who is using an online progress-tracking portal? If so, what has the experience been?

    Our solicitor uses a platform called Hoowla. It looks to have the capability to upload and transfer all documents through it, but our solicitor has required them by post. And for some reason they yesterday went in and marked all the sections for showing progress on the mortgage, searches, enquiries, etc. as 'completed', leaving the next step as 'exchange'.

    We've been in that position for several months already so I don't know what suddenly prompted them to update it...

    I learned the hard way that being ‘nice’ and polite with my solicitor did not pay and in the last few weeks have had to chase relentlessly and bluntly ask her to explain what is causing all the delays. It turned out there were open enquiries with my freeholder that I didn’t know about that had remained unanswered for 6 weeks. Once I knew, I stalked the Freeholder daily and we are now down to the final enquiry. I managed to get almost all answers in 7 days just by calling and being a pain (I truly think the Freeholder hates me at this point!) I am annoyed with my solicitor tbh and the complete lack of urgency. 
    Same. I had a land registry enquiry for three months with the vendor solicitor. Eventually I managed to get them to give me the case reference details and solved it in one afternoon. Honestly is embarrassing how slow they are.

    I saw you were having trouble in a previous post? What answer are they giving?

    We managed to redeem two LISAs and were surprised how different the process was across two banks. The 'good' bank was very slow and difficult to deal with, and the smaller, more amateur bank did a much better job.

    I do. They never update it. I must check it a hundred times a day. My mortgage offer was received 28th April, they updated that as complete on 2nd June 😅
