Quiet day today, following a real rollercoaster yesterday.

Because we still don't know the state of the signed paperwork which was returned (any issues, anything missing, etc) we still feel we're not entirely out of the woods. Planning to chase again tomorrow to ensure everything has been returned and (we hope) to start a dialogue on exchange dates....
It's still a good step, more positive than you thought possible. Hang on in there. We gave authority to proceed two days ago and I've only just had an email to say one party is on board. Everything takes so long in this game. I won't breathe until we've exchanged - too much reading this thread has made me really anxious!
Property buying/selling timeline - currently into week 21

27/01/21: Purchase survey & valuation complete, mortgage offer received
05/02/21: Reduction agreed on partner's sale (under-valuation) & on purchase. Mortgage offer amended
08/02/21: Buyers pack returned to solicitor - sellers packs already returned
    26/02/21: Partner's sale contract signed
    10/03/21: Purchase searches all back
    16/03/21: My sale contract signed
28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned
11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
17/05/21: All parties agreed to June 3rd for completion
27/05/21: Exchanged on my sale only
    28/05/21: ALL EXCHANGED!
    03/06/21: Completion

Thank you to the person who said about contacting the land search directly. They were so helpful, told me that my personal search would be completed Monday. Solicitor has been so vague and he hasn’t replied to me in a week so I wasn’t even sure if he’d started them.

Anyone got any idea on what will happen next? No chain, mortgage.

After a rather hysterical 'my father is on his deathbed will someone PLEASE start communicating' email to various parties in the chain we have agreed to exchange and complete the week 24th (day tbc). My vendor is away next week so apparently can't exchange until they're back. .. Even though they are staying in the UK so surely could give verbal agreement to but anyway teeny tiny bits of progress....

@FtbEmz - rarely! My solicitor tries not to take phone calls, she says that allows her to get through more work in order. But her replies are so vague, I often think it would be quicker to just pick up the phone for 5 minutes.
Like for example, just now, she has emailed me to tell me that our vendor has agreed to our proposed completion date. Ok, great. But what about our two sets of buyers? The top of the chain can't complete without the bottom of the chain. Maybe she means everyone has agreed, but why not just say that? I've replied, but it will take her days to get back to me again now I bet!

    Oh that’s frustrating!

She is ALWAYS so vague! But yes, it is! The EA is asking directly, so I might get more joy there. Oh well, progress is clearly being made in the background so that's all that matters, 3 weeks to go so we should be fine. Should lol.

I'm glad to hear that you're finally making progress, but I'm very sorry about your dad... hopefully everyone sorts themselves out quick smart for you!
  • Is it estate agents or solicitors who normally have info on the chain below?

Our buyers are moving with family to break the chain to buy our place and they will be cash buyers and there doesn't seem to be any communication coming "upwards" other than we we accepted their off we were told they were "about 8 weeks" away from completing and it would be us playing catch up so not to worry.

I've asked the estate agent and normally he is very responsive, but I've not heard anything back. Should I really be speaking to my solicitor? (Who hasn't overwhelmed me with activity and even missed in my initial email that we had somewhere to buy...)

I'm too impatient for this house selling/buying lark.

As someone who has had a buyer pull out previously, my only advice is not to delay doing so. It's never a nice conversation but better to do it quickly.
or you could do what our buyer has done and just disappear and refuse to take any calls :-)

That's terrible and as a PP said, I honestly don't know how anyone with a conscience can behave like this. I'm both selling and buying and couldn't ever do this not least because what goes around tends to come around!  I informed the unpleasant EA via e-mail and said I'm free to talk if he wants to call so I can give feedback about my concerns because my assumption is any future buyers will run into the same issues. No reply from him which is standard as in the two months I've been engaged in this process he has not responded to a single e-mail.
