    Hopefully my timeline below might make some of you feel better!

    No chain, ftb.
    Offer accepted- 6 Oct
    Solicitor appointed, mort app started - 7 oct
    Valuation and offer- 26 oct
    Building survey -12 Nov (no big issues)
    Draft contract received- 26 Nov
    Searches started - 26 Nov
    Enquiries raised - 7 Dec
    Searches back and Enquiries- 5 Jan
    Report received- 8 Jan
    1st week of Feb was told the tenants of the place im buying will be leaving mid May (insted of 28 Feb)!
    Completion statment received and dates confirmed 5th April

    Between Feb and now, nothing has really happened as we've done everything needed, just sitting tight for tennants to leave next week!

    My sale has moved on a bit - buyers are happy with the survey and we are nearly there - I think.

    However, another week and nothing from my GF's buyer on his mortgage offer or anything else.  Apparently the buyer chased their solicitor and they were told 'we are acting in your best interests",  Acting in their best interests by doing absolutely nothing.It's bizarre.  It's too late to re-list and meet the exchange deadline for our new build purchase so we just have to see what happens.

    A week and a half since all parties ready to exchange and no one can get hold of ANY of the solicitors in the chain. Inc mine who is normally great at replying. Really really hoping something isn't going on behind the scenes!

    We have found out that the land registry have received stuff from the loan company after they asked for it 2 months ago but still not what the land registry need so they have requested more on the 4th of May so means we have to extend the mortgage and hope it can be resolved before the stamp duty ends!

    It does happen :) the flat I’ve bought in 2017 had no kitchen. The seller took all away. But as long as it’s been stated on the fixtures and fittings form that’s correct. 

    The house I’m buying now will have everything there. Seller doesn’t take the kitchen this time haha. 
    Oh I hadn't realised that people would consider taking fitted integral items. Yeah it is stated on the fixtures and fittings form its just a shame its taken 6 weeks for me to receive this.

    Did your lender know about that? You can't get a residential mortgage if the property has no kitchen...

    I think i made a mistake reading this thread..it's making me nervous that something terrible will definitely happen. Our timeline to date is below (FTB);

    House viewings: 13th & 16th March

    18th March: 1st Offer

    20th March: offer rejected

    22nd March: 2nd offer

    24th March: Offer rejected

    27th March: 3rd offer

    31st March: Offer rejected

    3rd April: Final offer

    13th April: Offer accepted

    14th April: Instructed conveyancer and confirmed acceptance with mortgage broker

    17th April: Memo of sale received

    17th April: Paid conveyancer deposit and search fees, obtained surveyor quotes:

    19th April: Broker submitted mortgage application

    21st April: Lender confirmed valuation survey

    28th April: Lender valuation took place

    29th April: Mortgage offer for full value received!

    30th April: Draft contract pack received from vendors

    30th April: Instructed searches and first search returned

    4th May: Mortgage offer received, report raised, contract pack report raised and enquiries submitted

    5th May: Surveyor confirmed homebuyers report survey to take place on 27.05.21 (!)

    5th May: Further searches returned, contract, TR1 form, deeds, stamp duty forms received

    10th May: Signed contract, TR1 form, mortgage deeds, stamp duty forms signed and sent recorded delivery

    INBETWEEN: WAITING FOR VENDORS TO REPLY TO ENQUIRIES?

    Homebuyer survey takes place: 27th May  

    Homebuyers report received - if all good, move to exchange?

    Our vendor threatened to pull out Thursday afternoon then a massive onslaught of activity yesterday somebody in the upper chain is breaking the chain mortgage money requested blah blah we complete on Friday so there is light at the end of the tunnel 😁 good luck everyone x
