accepted on both sales & on our joint purchase
25/01/21: Identity checks completed, solicitors instructed
27/01/21: Purchase survey & valuation complete, mortgage offer
received
05/02/21: Reduction agreed on partner's sale (under-valuation) & on
purchase. Mortgage offer amended
08/02/21: Buyers pack returned to solicitor - sellers packs already returned
26/02/21:
Partner's sale contract signed
10/03/21: Purchase searches all back
16/03/21: My sale contract signed
28/03/21: Purchase enquiries satisfied, Title
Report & contracts issued, contracts signed & returned
11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
17/05/21: All parties agreed to June 3rd for completion
27/05/21: Exchanged on my sale only
28/05/21: ALL EXCHANGED!
03/06/21: Completion

Completed on Monday, got the keys at 4:45! We were literally waiting outside the estate agents for the phone call. It’s been a busy few days, the house was an absolute mess, we’ve had to order a skip to get rid of all the sh*t left behind, but I still love the house.

Good luck with everyone exchanging/completing today, we successfully completed 2 days ago, a massive weight off our shoulders. Here's the complete timeline.21/11/2020 - House Viewed
21/11/2020 - Offer made
23/11/2020 - Increased offer, offer accepted
24/11/2020 - Mortgage submitted via a broker, valuation booked in.
26/11/2020 - Solicitor appointed
04/12/2020 - Mortgage Valuation conducted, mortgage approved
06/12/2020 - Further negotiations, increased offer again by £5k
07/12/2020 - Offer accepted, chain is complete (seller buying vacant house)
09/12/2020 - Change of solicitor, initial documents sent to Solicitor
06/01/2021 - Draft contracts received from seller's Solicitor, searches have been ordered08/02/2021 - All Searches and enquiries (except one) are back25/02/2021 - Sellers Seller Grant of Probate has been received. Waiting on one response to an enquiry from our seller23/03/2021 - Contracts Exchanged30/03/2021 - Completion!Would've just about made the stamp duty holiday if it didn't get extended3 -

The least they could do was tell you before remarketing!I've been here since Oct, other than waiting for tenants to leave, everything has been plain sailing with offer, survey, solicitor, so just sitting here with nothing outstanding for a while, just counting down the days!0 -
I'm just twiddling my thumbs waiting for the bottom of the chain to catch up.... Daren't pack until exchange happens as it collapsed just before exchange the first time (when I actually found out lol)

Congrats to all those who have exchanged and/or competed, enjoy your new homes!
My buyer's enquiries are all satisfied now, so their solicitor will be sending their Title Report and contracts to sign. Sadly with a double bank holiday imminent it's going to take a week to get them out and returned I reckon. Just waiting to hear if my partner's buyers are at the same stage yet, and for my ex's enquiry on his purchase to get sorted, something to do with estate management fees. So there's no chance of talking dates for another 7-10 days, and chances of completing before April 29th, pffffffft, it's not looking good is it?!0
