    The online service reveals information on registered titles only. Whilst the odds are it is unregistered the only guaranteed result is by post and a search of the index map

    how long does it take from purchasing a flat until the title deeds are amended & sent out, i'm guessing they are sent to the solicitor as it was a cash sale.

    Hi all, really new to this. But can anyone help me with what to do regarding undervalued homes via help to buy? or am i in the wrong place completely?

  • The land registry is currently holding up our chain. The house our sellers are purchasing has a restriction with something to do with a hedge on the property. They applied for an RX2, in which the land registry came back and requested for an RX3. They provided the RX3 and was then told by the land registry that they did actually need the RX2. This is the last thing that is preventing everyone from exchanging and agreeing completion dates.
    Can you please advise how long the process for an RX2 can take, I assume it depends on the type of restriction that people are trying to get uplifted so I would appreciate it if you could provide timescales of various types. Apparently this has been escalated to senior people at the land registry because they accepted the mistake of asking for the wrong form, and due to the fact the whole chain is waiting on this. Thanks.

    If the flat was already registered then the average for us is around 8/9 working days. How quickly the solicitor lodges it will vary from immediate to 4 weeks
    Everything depends on it being in order as well of course on both counts

    greenfrog123 I'm sorry to read we are holding things up fir the chain and that wrong advice was given
    It's impossible to give exact timescales as it all depends on the detail and every case is different re what the restriction is protecting and who needs to be contacted if it's a RX2 (disapplication I assume) or RX3 (cancellation)
    If it's been expedited then that shortens the wait time between receipt and consideration but it reads as if they are past that point already
    So it then depends on whether it's in order and if we need to contact the restrictioner. If we do then that's normally a 15 working day period unless they reply sooner.

    If you email us at customer.service@landregistry.gov.uk with the title number and quote MSE and the thread heading we can take a look and try and give you a rough idea of timescales if we can.

    Thank you for getting back to me. I am not sure I can get the title number as it is on the house they are purchasing but I will see if I can. Apparently the company who enforced the restriction are no longer in business so if this is the case would this affect the processing time as they wouldnt be able to enforce the restriction anyway?

    Address would do if no title number

    It can make a difference as that's why they are looking to disapply it for their transaction. But it's still all on merit re the specific scenario

    My husband is in the process of transferring his father's house into his name with the land registry. He has some queries with the AP1 form.

    Please can you tell me who the transferor is? Is it his deceased father?

    Also, what documents does he need to send, is it just the probate certificate?

    The guide to completing the AP1 needs some work, as it leaves unanswered questions.
