    It’s an ongoing matter involving Corres between us and solicitor/council. I’ll contact the casework team to see what timescale we are working to and do my best to ease the stress you are feeling. 
    Thank you. We did get word back, eventually from the Seller's solicitors shortly after I posted this, saying there should be a resolution to the query within 5 working days, but it wasn't clear to me whether that was a LR commitment or the solicitor guesstimating. 
    A colleague has rung the solicitor this morning to clarify/explain matters. And now written to them also. Hopefully we/they can now move the matter forward and ease the stress levels for you. 
    The plan(s) issue is a valid one and needs resolving.

    My son completed on his property last August. He received a letter from Land Registry today, addressed to him, saying that he has repaid his Home and Communities Agency mortgage and as such they have removed such entries on the deed.

    I’m guessing the previous owner had HTB through the H&CA, but why would Land Reg think that the current owner had such a loan? Also the letter came from the Land Reg Wales Office, even though the property is in London!

    We don’t but it reads as if the HCA charge removal was processed a few seconds after his registration so the letter that should have gone to the seller went to him. 
    He can either ignore it or return it to us to flag the mistake. 
    Registrations aren’t processed on an office per region basis. That changed many years ago so an application can be completed at any one of our offices.

    We recently sent a K15 in along with a cheque for £3 to do a land charges search on 3 entities, but two weeks later the cheque was returned along with blank copy of the form and a message claiming the form submitted was blank!?!

    I know it wasn't blank so any ideas what might have gone wrong so we can avoid it happening again?

    Hi,

    We extended our lease last summer but the deed of variation is not yet processed by the LR.  We understand we may be able to apply to expedite as we are selling to move to get an extra bedroom for our elderly mother to be able to stay with us. My question is about the evidence referred to in the LR guidance on this.  It suggest a mortgage offer could be part of the evidence.  We have our mortgage offer for the place we are buying but we don't have a copy of the mortgage offer for the people buying our flat.  Is our mortgage offer enough?  We will be asking the solicitor who registered the deed with the LR to apply for the expedition but wanted to check what we need to gibe them to do so.

    They should have a contract/memorandum of sale for your sale/purchase - use that

    I am buying a property with a historic rent charge that HSBC are refusing to mortgage unless we redeem the rent charge. It has now been paid off, so its just getting that officially recognised for HSBC.

    If I were to privately get a Deed of Release to show that the rent charge has now been paid off, would you accept that as enough to change the title deed?

    Typically you ask for a Redemption Certificate but I have been told a Deed of Release may work instead as the waiting times are too long with Redemption Certificates?
