    I am purchasing a property which has a restriction on the deed.
    We are currently waiting for a third party to correspond with yourselves at Land Registry to remove the restriction. According to the vendor's solicitor, the forms were sent off 11 weeks ago, and it has moved from 'pending' to 'dealing' about 2 weeks ago. Can you please explain what 'dealing' means? How long does it normally take once it is being dealt with?

    Dealing means it’s being processed now
    Thank you @Land_Registry for your reply. Is there a typical timescale once it is under 'dealing' and being processed? We were informed that it would likely be 1 or 2 days (perhaps wrongly!?) but it has been 2 weeks now. Many thanks.

    04/12/20: Both properties listed for sale
    11/01/21: Offers accepted on both sales & on our joint purchase
    25/01/21: Identity checks completed, solicitors instructed
    27/01/21: Purchase survey & valuation complete, mortgage offer received 
    05/02/21: Reduction agreed on partner's sale (under-valuation) & on purchase. Mortgage offer amended
    08/02/21: Buyers pack returned to solicitor - sellers packs already returned
    26/02/21: Partner's sale contract signed
    10/03/21: Purchase searches all back
    16/03/21: My sale contract signed
    28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned
    11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
    17/05/21: All parties agreed to June 3rd for completion
    27/05/21: Exchanged on my sale only
    28/05/21: ALL EXCHANGED!
    03/06/21: Completion

    No ‘typical’ timescale and without the specifics impossible to clarify

    No as expedition reduces the initial wait time as explained. If it’s in order when it’s the considered then great and it’s completed. If not then timescales will vary as not in our control. 
    Expedition means it should be considered with 2 weeks, usually much sooner. But it’s the specifics that will matter here

    Thank you. All I know is that it's to do with an estate management charge, the management company have signed a deed of variation as the lender wasn't happy with some wording. And now that needs to be amended by the LR.
    Also, is it right that this needs to be done by the vendor prior to exchange - could it not be done at completion when the deeds are transferred into the buyer's name?

    The timing and who does it are a matter for the parties involved in the transaction. Your conveyancer would be the one to answer on that point.

    Hi
    Hope you can help or offer some advice we are buying a house register title number HE20712 which has a equitable charge date 7.5.2008 created by an interim charging order in favour of Firstplus Financial Group PLC claim number 8CF00748. The lady who we are buying off has a letter from the company Elderbridge Ltd/FirstPlus Financial Group saying that the loan was settled in full on 27/11/2020 and that they asked for a discharge of this from HM land registry on 12/02/21. Our solicitor can see that the request has been received to remove the charge this week but has been denied as the request hasn't been done correctly and land registry have raised questions. Can you advise what the next step is regarding this, can we or the seller do anything by providing any evidence of the loan being repaid or does it need to be Elderbridge/FirstPlus that has to action this. Also any ideas of timescales of how long this process would take.

    Any guidance would be greatly appreciated as our solicitor has advised until this is sorted we can not proceed with the purchase.

    The next step rests with the creditor/applicant FirstPlus as they need to satisfy our requirements - nothing you can do to affect that so very much something the seller might chase although we only contacted the applicant on the 17th. 
    Hopefully they can turn it around quickly

    We have been advised by Firstplus that they have replied to yourselves on the 30th of March.Is possible to confirm this is the case and also if it is possible for us to request that this be expiated by yourselves to resolve or is this something that can only be requested by a solicitor? We need to supply our buyers with a move date and need to know if we need to be looking for temporary accommodation

    Hi I've checked again with the company who are now saying that they are having to refer it to another company to deal with (UK SL) but there is no contact details that they can give us for them. They have now asked them to look at this a number of times but doesn't look like they are dealing with it. Is there any information that our seller may have paperwork wise which might answer your queries without the input of the loan company so we can get this sorted as we are not getting anywhere with the loan company. I know we have seen evidence that the loan was fully paid off and they have requested discharge of the charge.

    It’s still with us but the applicant can’t get it over the finish line it seems. We wrote on 4th May asking for more and we await their reply
