Sorry trashing this but in better wording - leasehold plan of my flat is for some reason black and white with land registry - Solicitors has requested it be changed to a red outline (and sent original document outlines in red)

How long will this take to do.

Also otherside has found an incorrect charge on property (one they are remortgageing) how long will this take to remove once proof provided it’s incorrect

Thank you. It'll be by agreement if that makes any difference?

So you have a boundary agreement completed by both owners and agreeing where the boundary lies - if so then such applications are normally processed and registered within 8-10 working days so expedition us rarely applied for

I'm guessing you mean the lease plan (not title plan) is b&w. If so then you either have to track down the counterpart or a coloured copy Or if one can't be found have a new lease or deed if variation drawn up with the freeholder/landlord.

If the latter then it can take a few weeks to consider/register. If the former then we simply need a certified copy of the lease plus coloured plan for filing and that shouldn't delay things your end.

As far as the incorrect charge is concerned it all depends on what type of entry protects it and what evidence is submitted to remove it. Do you know those details?

    Hi,

The lease on the flat I'm buying was incorrect and the seller is having to submit a Deed of Rectification (which should go in today). I believe that it can be expedited if it's connected with an onwards sale.

Assuming that all the paperwork that they submit is correct and that it can indeed be expedited, how quickly can we expect this to be processed?

    Thanks!

If we expedite we usually quote 10 days within which it will be considered. Then it's all about it being in order. Expedition merely reduces the wait time before the actual application is considered/processed.

There are no hard and fast rules re timescales I'm afraid

  • Quick question please. We are selling our home and another thread mentioned something about unilateralnotuces/charges against properties. Is this something you can see by buying an online copy of registered deeds for property at £3? I ordered a copy but it doesn’t say anything like that in I. I don’t think we have anything to worry about but it’s always good to know, or find out.
    Thanks in advance

Yes, the register would refer. If silent then no such interests are registered

Hi how can I find out if my request for a lease and transfer documents are being auctioned? How long does it take to be sent information?

    Thanks

Pernes - if you have applied for official copies then these are normally processed within 3-5 working days. Then add in the postal timescale.

If still within that timeframe then I would hold fire a little longer. If you are concerned then worth checking if the cheque has been banked to confirm we received the application.

If outside of that timeframe and you wish to chase/query then you can use our contact form to provide the specific details and we can check and email you back.

I’ve found land registry plans to be notoriously inaccurate in scale. They indicate rough boundary sections only. Also when you consider for example how far out is the fence as opposed to the plan?

Practice Guide 40 supplements 3 and 5 explain more on title plans and boundaries and how we register the general boundaries only
