Put offer in for house but am I being messed around?

I put an offer in for a house at 310k for a house up for 320, it got rejected and after speaking to my partner we decided to go full asking on the condition it was taken off the market.


The vendor wants to keep our offer but continue to have other viewings as to see if she can get more. In my head you can't have it both ways.... I've offered asking. Since then someone else has made an asking price offer too.


We are selling a flat which will go to a first time buyer/investor due to its type so we come as close to chain free as possible.


We have now offered 322,500 on the condition it gets taken off the market.... but radio silence from the vendor. Do you think we're being played and should pull out?

    Well as a minimum you should continue to look for another property.

    If you are proceedable (as in, have sold yours), then I'd expect it taken off the market and yes they are messing you about (and I would pull out).
    If you are not proceedable, then yes they would keep it on the market for obvious reasons and no they aren't messing you about

    The way this you've written this infers that your property is not currently on the market, or it is on the market and not yet found a buyer.

    Is this correct?

    If so, perhaps this is the reason the vendor of the property you are interested in has not accepted your offer. The problem is your buying position, not necessarily the figure you've offered.

    Few sellers will agree to their house coming off the market for a buyer who has yet to sell their own property.

    You have shown how keen you are on the house and the seller is hoping that you will keep increasing your offer.

    If you haven't sold and you offered on my house I wouldn't officially accept until yours was sold. We had 4 buyers interested in ours and not one of them had sold. They all said their's would sell quickly. Another buyer came along who had sold and we accepted their slightly lower offer as they where in a position to proceed. As far as I am aware 3 are still on the market (since May) and another took theirs off the market. 2 where definitely flats.

    You are nothing close to being as 'chain free as possible'

    You are selling a property, and you need a buyer for that. You are in chain.

    Drop your price by 10k and see if that speeds up the process of getting a buyer, until then you are not in a position to call the shots with this seller.

    What two ways do you think the vendor is trying to have it? An asking price is just some sort of an estimate of what it might be worth / what will attract interest. If I put my house on the market and the first viewer offered asking price 2 days after I'd listed the property, I'd be worried the asking price was too low!


    You don't mention timescales, so I have no idea how long the property has been on the market to know whether this is relevant to your case or not.
