Just say they accepted your offer and took it off the market. Then they had their offer on a new property accepted.

Until you have accepted an offer on yours, they aren't going anywhere. It could be months, during which their sellers get fed up waiting and pull out. They then look for somewhere else but in the meantime prices have gone up - but they accepted your offer months ago.

Why did you offer on a house before you had sold yours?

There is no way anyone would take it off the market because you're not proceedable.

What you should have done was told the EA that you like the house but need to sell yours first.

If the other people have "sold" theirs already it doesn't matter if you offer more, they are in a position to proceed - you are not.

You are nothing close to being as 'chain free as possible'

You are selling a property, and you need a buyer for that. You are in chain.

To be fair they are not in a chain - they haven't sold yet. They hope to be in a chain at some point in the future.

Why would the vendor want to take the house off the market when the chances are that they could get another offer at more than the asking price? The asking price is just a guess by an estate agent as to what someone will pay for the house. That guess might be wrong there may be several people who are happy to pay more than the asking price for it.

The vendors do not have to accept your offer. They do not have to accept the highest offer. If they are wanting a quick sale they may accept a lower offer from someone who will buy the house quickly.

    Hi OP

Even if the seller takes it off the market, the agents have a duty to advise the seller of any higher offers that may be put be people whom have already viwed the property. Importantly, the offer/s that come in after yours may even be lower but cash offers or no chain offers with mortgages in place. Therefore if you "love" the property, put down a deposit and exchanged contracts if possible

Last ten yrs, never bought a proerty that has a chain and we have always bought with cash, but aware not everyone can do that
