    S21 - my partner recalls receiving it but does not know when it was served or can find the paperwork at the moment?? (crap) I can have another dig around.

    I assume you was checking to ensure S21 was 4m after 29-Aug-2016 to be valid?

    Well it was you who raised this possibility, but pointless to consider it unless the dates support the claim!

    It's unusual for the deposit's 'Prescribed Information' to be included in the tenancy agreement, though not impossible. And unusual too for the security deposit to have been paid well before the tenancy agreement is signed (which would be necessary for the deposit to be registered and the PI then incorporated into the TA).

    I suspect the TA states that the deposit will be protected with TDS. This does not mean that it has been. Or that it was done in the required timeframe. Or that the PI was issued. Within the required timeframe.
