It took you only 5 mins to respond to my first post, why the delay in responding to my reply to you?
Sometimes people have actual lives to go about, and just because they happened to be available to reply 5 mins after your first post, doesn't mean that will always be the case? Just a thought.0 -

Assuming it's a fairly standard property with no major issues it can give a rough ball-park valuation.
If that's giving you the £550k then maybe the surveyor has under-valued. If it's giving you nearer £435k then perhaps what you think is a similar property is not so similar. Or it's massively over-priced.

Certainly neither of these are particularly accurate, and could be well wide of the mark but handy to give you a ball park figure[edit]
Nationwide calculator undervalues mine by over £100k. Wouldn't take a blind bit of notice. And before any of the HPC bods start disagreeing, I have an offer on it reflecting just that.
Landc and Zoopla are £20k under so that's a bit more realistic - and that's only because of what it was up for sale as. Before that, they were also over £100k out.
Know you said they're not particularly accurate, but c'mon... hardly worth quoting on a forum re value.
OP - I've had mine valued for mortgage purposes in the past and it was way undervalued, more in line with Zoopla and the like. I know for a fact it was worth way more. They didn't seem to compare with sold. Didn't affect me as had a lot of equity, but it did niggle a bit that they'd not done any homework.2024 wins: *must start comping again!*0 -

I see TheCountOfNowhere's still there, one of many sad cases. I believe the site HPC started around 2004, the same year I bought my Home. 13 years on I'm mortgage free, and living the dream. Saddo Count is still living in some grim hovel paying rent to his Landlord.

Heh. The HPC crowd have spent the last 2 years posting examples of kite flyers dropping prices and hailing it as some kind of crash, all while prices rise.
Stuff like this:
Price when listed: £500k
Reduced to: £450k
Last sold 24 months ago: £300k
"OMG CRASH ON GUIS LOL"
Then the sold prices go up and they pretend they moved to France.

Curiously, I think that Zoopla and Landc are both over-valuing my house by 30%. I'd be delighted to sell at the price they quote.No reliance should be placed on the above! Absolutely none, do you hear?0 -
