    Whether they have caused damage or not return the lot, if you try and take money out of the deposit for any damage they will want to dispute it and your screw up will be exposed.

    But is it too late for me to put the deposit money in a scheme now?

    oh dear, that is not a very entertaining comment, surely you can do better than that

    BTW can you ask one of the ancestral family retainers to explain how a search button works, it can be quite handy, even for people unable to understand previous answers
  • Same thing happened to me, it stated quite clearly on the advert no pets, but then when I popped round to see how they were doing there was a cat there.

    May I ask if you gave notice before you popped around - or did you catch them out with the cat because they were not expecting you? I wish I had been able to do this... my tenants deliberately removed their dog first time as they knew I was coming!

    You can't, because it's the law to give sufficient notice.

  • I want to be clear about the access clauses in this contract - it states that the tenant agrees to allow access to the landlord if they wish to inspect the property (among other reasons), as long as 24 hours written notice is given. It doesn't say anything at all about any right to refuse the inspection as long as notice is given, does this mean that in theory I would be able to enter after serving notice to inspect even if the tenants had not responded to it?
  • I have also reviewed the Possession section and I can see that my tenants are breaking 5 of the 'Discretionary' grounds. It does also specify that anti-social behaviour can include "minor problems with dogs", which I think we have gone beyond! Would it matter at all that this is specified in the contract or would it be judged the same in all cases in a court, regardless of wording?
