OP suddenly "remembers" he has a sister nearby who can step in. Small delay whilst OP obtains tenant agreement to inspection.
Sister steps in the do-do by making pre-emptive mystery shopper visit to tenant ahead of inspection. Reaffirms "wolf" presence and other bad vibes from property, but cannot gain access inside despite various ploys to do so. Tenant thinks sister is nutter on the doorstep so refuses access whilst restraining the wolf from tearing down the door to get at sister.
TBC ("official" inspection due tomorrow - Thursday 20th).0 -
The OP is traveling down now as sister can't go back.
I thought the OP was female?0 -
Not forgetting that the contract the tenants agreed to has a no pets clause - but most people think the tenants can do what they please about breaking that and the landlord has no legal right to give them their marching orders for breaking said contract.0

That's probably because the landlord has no legal right to evict and in fact is not able to evict for any reason or no reason (section 21 route) without first going to court to be granted a possession order. Even then the landlord cannot legally go and change the locks....court appointed bailiffs are required for that.
It's not hugely different to tenants being required to continue paying rent when the landlord won't carry out repairs. Tenants have to escalate those matters to a higher power too.
Remember that everyone needs somewhere to live but not everyone needs to let property, that's a choice.
Edit: Not that any of this matters to the OP since there are no tenants and there is no wolfdog.0 -
You've said that twice now but I can't see it?

camera wielding neighbour continues to relay surveillance data to OP. OP decides action required. OP dissuaded (on here) from personal inspection due to potential conflict with tenant + fact OP unwilling to travel down from Scotland to do so despite suspicions that 18th century sofa (included as part of contents of the let "ancestral home" - to whit, a flat) destruction now in full swing.

and, adhering to GM's philosophy of resolving issues via food and drink, perhaps the sister can take a little something round to make up for her earlier transgression?0
