The vendors have decided to go with other buyer

Hello.
Partner and I are first-time buyers with an agreed mortgage in principle.
We viewed a house that came on the market last week (with vendor not estate agent), they were pleasant people and had a lovely house.
It was through purple bricks so we put a bid for the house online through the website. We bid the asking price. A purple bricks estate agent contacted us to say the vendors had received one other offer (we knew about this as they told us during our viewing), the other bidders were also first-time buyers, had also bid the asking price and also had an agreed mortgage in principle. The estate agent then asked me to email over our AIP, which I did.
Today she has then contacted us to say thanks for sending it over but the vendors have decided to go with the other couple. Seems odd - how have they come to that decision? Is it based on personality - who they liked more? Or did the other couple increase their bid? Could it be due to any other reasons?
Thanks

It could be a toss of a coin. It could be they didn't like you. It could be the other couple decided to join them for some 2 on 2 negotiations. Ultimately does it matter?0

Ultimately, yes it matters.

When we sold our house in 2006 the local estate agent was a friend of mine. We had 3 sets of people ask full asking price. He informed us of each of their financial positions and advised us to choose the one who had no chain and least possible things that could go wrong. We did that, (and all went well), but I remember saying to him that if he hadn't have given us any background information then there was one couple I particularly liked that I'd have liked to sell it to above the others.
It wasn't really a personality thing at all, but one of the couples were Polish and the bloke, (who was huge), absolutely loved our garage and told us what he would use it for if they got the house. I still feel a bit bad even now that I sold it to others, but OP that's life, when you meet people you're going to have favourites due to things they say.Pants0 -

Why does it seem "odd"? They had to choose one of you ! And had it gone the other way the other couple would no doubt no be posting here asking the same Q "seems odd"
Ask the agent why in case there is something you can improve next time.0 -

The answer to all of those questions is: possibly.
It's impossible for any of us here to know. Maybe they just went for the offer they received first, who can tell?
Why?Ultimately, yes it matters.0 -
I'm not entirely sure how you expect complete strangers on an internet forum to know the answers to your questions as to why the vendors chose the other couple.
Personally, if I had two identical offers from couples in the same position, I would choose the couple I liked best and who were most enthusiastic about my house.
I suggest you forget about it and move on.0 -
Can you elaborate why it matters?
I would speculate, in case it's something that would be detrimental to future purchases.
More likely it could be as simple as the other couple had an AIP much larger so giving them more leeway in case of issues down the line. E.g. If I was selling for 200 and couple 1 had AIP for 210 and couple 2 for 230 I'd go with 2.0 -
There are many factors to buying a house. Been in same position and we've recently been stung with a sale that is stuck and cant exchange because the person who lives in the house wont leave as agreed! so money and time wasted.
The other buyers situation could be more suited to the sellers, cash buyers, less of a mortgage needed, chain free etc etc. You really never know.
An agreement in principle isn't a guarenteed mortgage, maybe the others needed to borrow less and had better earnings so maybe more likely to get the mortgage they were applying for.
To be honest I wouldn't get too attached to anything until you have the key in your hand!
Keep looking, good luck!0 -
It could be they choose the other couple out of fairness, given they had put an offer in first. If my posts have random wrong words, please blame the damn autocorrect not me
