The vendors have decided to go with other buyer

    But whatever the reason, it's totally subjective. It could be literally any reason.


    I doubt there's anything that's detrimental to future purchases, unless the Op is rocking a swastika in golders green.

    One in three sales goes wrong, this may come back to you even so.

    We offered on a property last year, another couple offered the same, but they went with us because they preferred us. We were especially nice and complimentary to both the vendors and about the house, as we'd worked out in advance, they were moving to the brand new house being built next door. They were going to be our neighbours. In this case, personal preference did make a difference.

    Unfortunately down the line, the vendors showed some behaviour which in the normal course of things, we could have ignored, but since they were going to be our neighbours, we decided we didn't want to live next door to them and we pulled out. They've sold again. That sale fell through. There's another sale on the books at the moment.

    Always remember to be on your best behaviour when viewing a property, you never know how much difference it will make. Some people do actually care about their neighbours and would rather sell to people they see would fit in well with them.

    All things being absolutely equal there may be a vague possibility that they felt more of a connection with the other buyers.

    But it's probably quite unlikely that all things were equal. Being FTBs only tells one part of the story. Admittedly this does put people in a strong position as chain free however there's other factors that may contribute that may make someone else seem a safer bet in the buying process. Who knows.

    Most obvious if you are both in similar positions is that they went with the first to offer. You said the other offer was in when you did your viewing.

    Their Decision n principle was a proper one - Halifax for example is not that reliable.
    Their DIP had a bigger deposit - therefore less risk.
    They preferred the other couple - I bought my house last month. I told my Mrs to get the baby bump out when we came to view it and we played the baby oon the way card.
    The other couple made the offer first.
    There could be a million and one reasons. You could ask the agents/vendors.

    I did similar when my daughter was buying, when she went for second viewing amd we knew there were several other buyers told her to take cute baby with her (It was hers ):D
  • I got a house even though the other couple who'd offered had offered more. I think it was a combination of being very very nice to the owners, hinting that there was a baby on the way, flashing my wedding ring to make sure the religious owners knew we weren't 'living in sin' and possibly having a bigger deposit.

    All things being equal (which they probably were not), I'd go with whoever showed the most enthusiasm during viewings. Most likely, as others have indicated, the other buyer might have had a higher AIP or higher deposit.
