Today is the 3rd July and still no nearer exchange. That's several months of lost rental income. For a sale which may never complete. After all you could walk away at any time.0 -

If that's an indication of the way the LL treats and speaks of their tenant. I can understand why the tenant hasn't rolled over and had their tummy tickled. I would assume that the tenant is acutely more aware of her rights than her LL. Judging by the lack of professionalism.0 -

I think that there is some confusion here. I'm not talking about the tenant, I am talking about the Estate Agent. When I spoke with the vendor earlier today he said that the tenant is a good one.
The Estate Agent has been the "useless" one. She didn't realise that the reason that the tenant hadn't been asked to leave on 10th March, as arranged, was because of the unresolved issues of the land registry. The owner isn't going to serve the tenant notice until all outstanding issues are resolved which is understandable.0 -
The estate agent is useless and the solicitor(s) are not sending/requesting information.....yeah right. Your vendor is so motivated to sell that notice hasn't even been served to the tenants yet which no is not understandable because even if notice was served today you're looking at September/October at the earliest before the tenants leave.....a year since you made your offer! What's the common denominator in these delays? The vendor.
If your vendor was motivated notice would already have been served, he would have been more proactive about contacting the estate agent and his solicitor and he would probably have considered re-marketing given how much prices have increased in the area.
I hope that you do get to buy this property for £165k because you seem to have your heart set on it. I don't think it would do any harm to keep looking just in case though.0 -
One thing that nobody seems to have pointed out is that the son is 'estranged'. Presumably there's been some sort of falling out in the past, you can't assume that tracking the son down is going to result in him signing over that piece of land soon/ever.
There was another thread a while ago with somebody unable to sell because a leasehold garage hadn't been transferred properly a few years ago. The poster tracked down one of the original owners via Facebook who was not in the slightest bit interested in helping that poster with their problem.Make £2025 in 2025

Whilst I tend to agree that the vendor has not been on top of this, to be fair, he has only just come out of hospital after two months and now claims that this is his 'top priority'. I feel that no-one, in fact, in this whole process has been more keen, determined or proactive as I have which has been frustrating.

You made your offer 8 months before he went into hospital, he had plenty of time to give his tenants notice.If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0 -

Slinky - you have hit that particular nail bang on the head. When I first was informed that the father and son were estranged my first thought was 'why would he want to help?' Also, there is clearly bad blood as, when I spoke to the vendor last night, he said that his son hasn't been in touch with him all the time he has been ill (cancer, I believe), which is 6 years.
Anyway, the Estate Agent rang me earlier to say that the son's contact details have been passed on to the solicitor so we can only hope that he is going to be reasonable.
Do you know if/how the other dispute that you mentioned was resolved?0 -

Yes, but the reason that he hasn't is because he wants to wait until this silly land dispute is resolved and we can definitely move in. If they had moved out in March he would have lost 4 months rental income (and counting) for nothing.
Am I being too reasonable? On the other hand, I do believe that that has been a contributory factor in is seemingly slow attitude, until now perhaps.0
