    That sounds really good, PN, and I hope it looks as good when you get there. I'm just hoping that the fraught journey on a BH weekend does not put you off.

    I wouldn't over-offer. You've taken a reduction on your house, so you're proceedable. Plus the vendors have had one sale fall through already.

    We made an offer below asking price for our home - it needed a LOT of work doing. But it wasn't an insulting or stupid offer. Different situation to yours though, PN. Probate property.

    Wishing you luck - I always thought in terms of if it's meant to happen, it'll happen. Best wishes for a good outcome for you.

    Pastures! That sounds like a lot of house for the money! :T

    Plus, looking to the future, you already have a downstairs bedroom and ensuite!

    If money ever became really tight, there might even be a rent-a-room option (tax-free income!) with the converted garage, especially as its door is conveniently located off the porch so as not to be a nuisance to you. You need never see them, especially if you put one of those compact, all-in-one kitchenette things in it!

    I expect you'd hate that though, but you never know! It's all options!

    It's all a bit "low rent/ticky tacky/HMO" style though isn't it. I'd feel more like an overmaster slave owner if I were to allow somebody to inhabit a tiny space for an exorbitant fee :)

    I did look on AirBNB, £40-50/night isn't unreasonable in that area (that's the cheapest available). But it's the other hassle.... I'd have to furnish a room in the hope I'd make enough nights to cover the cost of that. Also clean it, also do the laundry. And I figured "it's there as an idea, but it's highly unlikely".

    It's nice to have options - and the free choice to dismiss them :)

    It's just "not me". But I'd never say never.

    I was thinking more of longer term rental, not Air BnB.

    The ideal would be someone who just wanted a pied-a-terre for the week, going home to family at the weekend...a business person or mature student...so just somewhere to sleep and make a cup of tea and a snack.

    Not low rent or tacky imo. Without the mini-kitchen, they'd either have only a kettle, or would have to use your kitchen which would be an anathema.

    The furniture just has to be a bed, chair, curtains, cupboard with a bit of hanging space and drawers for clothes, and a small table. You wouldn't have to provide bedding or crockery or anything, so no colour schemes to decide on.

    So, no laundry or cleaning.

    Anyway, I knew you wouldn't like the idea! It's still an option in a worse-case scenario, though! :D

    Good to hear. We are always here (sort of) if you want to yell or scream.

    I've a friend who has what sounds similar to you. He has been through the mill, but is now just waiting for a reversal operation and then he is done. His mood improved dramatically once the main op was done.
