    Loads of places... you just have to keep your eyes open. Even Aldi sell versions and variations and when they end up in the reduced sections they can be picked up cheaper. Ditto Lidl. There's a local warehouse style shop round here that often has some .... at varying prices about that price point. I actually think I've now got "enough for life" .... so I don't buy any more as I think I've got enough.

    From memory I think I've 3 pairs of black, 1 navy, 1 pink... I might have a pale blue pair somewhere. I keep the old/split ones to use to step outside when it's dry... waste not, want not; no point wearing a good pair to step outside in!

    Just checked "my local" place, they've got the covered ones, Cloggies... https://www.in-excess.com/search?type=product&q=cloggies I've had half a mind to buy some covered ones because if you do get caught out in the rain in crocs your feet get wet as the rain gets in the holes :)

    Just going through looking at properties "outside of my budget" - and you do wonder how some prices work ....

    Sold September 2018 for £275k, comparing last sale photos and current photos, the new people simply moved in and put their furniture down... it was "a bit dated" then and still has the 1970s stone-style fireplace/surround. The bathroom still has the original seller's blinds and everything; the bedroom still has the original seller's dated "built in wardrobes/dressing area set". The kitchen has had new cabinet doors fitted and maybe new worktops (nothing spectacular).

    It's now for sale .... on at £315k.

    Just going through looking at properties "outside of my budget" - and you do wonder how some prices work ....

    Sold September 2018 for £275k, comparing last sale photos and current photos, the new people simply moved in and put their furniture down... it was "a bit dated" then and still has the 1970s stone-style fireplace/surround. The bathroom still has the original seller's blinds and everything; the bedroom still has the original seller's dated "built in wardrobes/dressing area set". The kitchen has had new cabinet doors fitted and maybe new worktops (nothing spectacular).

    It's now for sale .... on at £315k.

    You can ask what you like. . .
    They seem to say "Price guide" or something similar nowadays as well.
    So presumably that fence is set on the high rather than the low side, as nobody is going to come along and offer more.

    That'd make "a nice little earner" if one could simply move in, unpack, then sell again at £40k more. Do that every year and, after costs ... you're left with £30k or so of "tax free money" :)

    Makes you wonder what's wrong with it, or what's wrong with the neighbours, or the street in general.

    As PN says, there's a nice little profit there. If you could stand the upheaval it's a nice earner.
    And everything is always for sale isn't it?
    Much as we like this place, and although it's not "For Sale" if someone offered us enough. . .

    You've no guarantee the price will go up, though, plus you'd have all the expenses of buying and selling which eat into any profit.

    I suppose if you're happy to stay put if you don't get the price you want, it's worth a punt.

    No the price might not go up, although generally it does. The OH watches house prices, and she's seen a number of these "improved" properties going up for sale for a bigger price around here.
    Also you can get the moving costs down if you shop around and do what you can yourself.
    But it's a risk.
    Any business is though.

    It just seems to me that after just four months, and at the slowest time of the year, there might be more to it than just making a profit.

    One other thing....... I know that Capital Gains Tax doesn't kick in on profits made when selling your place of residence, but I've got a feeling they clamped down on people buying a property, moving in, doing it up and then selling, all in just a few months, repeatedly. Don't you now have to have lived in it for two years or something?

    I may be wrong...but a little bell is ringing.

    If so, though, CGT on any profit might make it worth while staying put!

    For some mortgage lenders it's 6 months.

    Of course, it rings alarm bells if anybody's not lived somewhere long... on the other hand, we do see posts on MSE "Help, bought house, he doesn't love me and has left". Or "Help, bought house, lost job".... or "Help, bought it, am unhappy/crying, want to sell".

    Latest Find: I pushed the area out to somewhere I didn't think I'd ever want to go to .... and there was a little bungalow. "Doable" ... well, affordable, so looked into it a bit more. Date it went onto the market at £295k was October 2016! Still that price. :)
